SUBJECT: SADDLE CREEK PH 4 - Final Plat
ENGINEERING COMMENTS NO. 2- Construction Documents
1. Please provide an electrical layout from BTU.
2. Please ensure the area immediately downstream of the pipe 103 crossing is graded to drain.
The flow line of the pipes is lower than the ditch elevation.
3. 1 would recommend matching the existing radii at the intersection of Wild Rose Court and
Prairie Dawn Trail to provide a uniform street.
4. Please provide an engineer's estimate for the public infrastructure.
5. Please calculate the velocities in the ditch (at locations other than culvert crossings) to
determine if any additional erosion control measures are necessary.
6. HDPE will be allowed for this phase. This should not be interpreted to apply to future
phases as we try to work out specifics with the County in the ETJ.
7. Some portions of the ditches do not meet our minimum slope (0.6 %) as required by the
B /CS Unified Design Guidelines. Please address this.

ENGINEERING COMMENTS NO. 4
1. A drainage easement is being shown on Sheet 2 on the north side of Prairie Dawn Trail that
was not shown on the final plat or previous set of construction plans. If the drainage
easement is necessary, please revise the plat accordingly; otherwise remove it from these
plans.
2. Please provide the electrical layout.
3. The standard water line details need to be included with your next submittal.
4. On Sheet 5 the subgrade note refers to note 3. There is no note 3.
5. Where are Lot 21 and Lot 52 getting water service from? There were no services shown on
Lariat.
6. When submitting the plans for stamping, you will need to provide 4 full sets and an 11x17
set of the grading and erosion control.

Changed on the Plat.
Revise Certificate of the County Clerk to have a place for the day. Also change
"Deed Records" to "Official Records ", as this is a typo in the Unified Development
Ordinance.

BTU has been contacted and their design will be forwarded once we
receive it.
2. Please ensure the area immediately downstream of the pipe 103 crossing is
graded to drain. The flow line of the pipes is lower than the ditch elevation.
Pipe 101 and Pipe 102 have been deleted. The ditches at the
intersection of Prairie Dawn Trail and Wild Rose Drive will be graded to
drain without these culverts and to tie into the existing ditches without
going downstream of this project.
3. 1 would recommend matching the existing radii at the intersection of Wild Rose
Court and Prairie Dawn Trail to provide a uniform street.
A 40' radius is now proposed for this intersection.
4. Please provide an engineer's estimate for the public infrastructure.
An engineer's estimate is attached in this submittal.
