SUBJECT: WEST PARK L14 - L15, B3 (FP — Replat)
Staff reviewed the above - mentioned final plat as requested. Please be aware that the
construction documents are still under review and may affect the plat. Before being scheduled
for the next available Planning & Zoning Commission meeting, the construction plans will need
to be approved and the infrastructure must be built or bonded.
The following page is a list of additional items that need to be addressed. If all have been
addressed (including the requirements for infrastructure) and the following information submitted
by any Monday at 10:00 a.m., your project will be placed on the next available Planning and
Zoning Commission meeting held in the City Hall Council Chambers, 1101 Texas Avenue.
Parkland Dedication in the amount of $1,261 must be submitted prior to the filing
of the final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
pdsdigitalsubmittal(a�-cstx.gov
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that this application will
expire in 90 days from the date of this memo, if the applicant has not provided written response
comments and revised documents to the Administrator that seek to address the staff review
comments contained herein. If all comments have not been addressed your project will not be
scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a
future agenda once all the revisions have been made and the appropriate fees paid. Once your
item has been scheduled for the P &Z meeting, the agenda and staff report can be accessed at
the following web site on Monday the week of the P &Z meeting.

ENGINEERING COMMENTS NO. 3
1. The utility easements need to specified as public in the legend. PUE could also stand for
private utility easement.
2. Unless it was requested separately or provided for a specific reason, I believe we only
requested that the easements along the alleys be 10', not 15'. The additional easement
width can be provided but is not necessary.
3. The sanitary sewer line will need to be built or bonded before this plat can be scheduled for
a P &Z meeting.

Please be aware that the existing structures will encroach into newly created setbacks and
easements and will need to be approved on the condition that they be demolished or moved
before filing of the plat.
Please revise the title block to show that this is the Final Plat of West Park Addition Lots 14R
and 15R, Block 3 being a Replat of Lots 14 and 15, Block 3 West Park Addition.
Please change the title of the Amending Plat graphic to read "Replat ".
Please remove the Certificate of City Planner and add the Certificate of Planning & Zoning
Commission.
Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.
The construction documents and reports are still under review and may affect the plat.

ENGINEERING COMMENTS NO. 1

1. The construction plans are still under view and may result in additional comments.
2. Please provide 10' easements along the rear of the lots and along the 15' alley.
3. Improvements should not be shown on the plats. This should be provided via a separate
exhibit.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. SITE PLAN /PLAT: Developer will provide CSU with a digital, AutoCAD dwg format, version
of plat and / or site plan as soon as it is available. Email to: wdavis(a
2. LOAD DATA: The developer will provide load data to CSU as soon as it is available. This
information is critical for CSU to accurately determine the size and number of transformers,
and other equipment, required to provide service to the project. Failure to provide load data
will result in construction delays and, due to clearance requirements, could affect the final
building footprint. Delivery time for transformers and other equipment not in stock is
approximate 26 weeks.
3. EASEMENTS: Developer provides temporary blanket easement for construction purposes
and upon completion of project must provide descriptive easements for electric infrastructure
as designed by CSU.
4. The following easements will be required:
➢ 10' wide easement parallel with the Maryem Street right of way, along the frontage
of both re- platted lots.
➢ 5' wide easement along common line of Lot 15 and the Jason Berg tract.
NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be
explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans
that have not been pointed out to the City, will constitute a completely new review. 2 of 3

GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design.
2. CSU will provide drawings for electrical installation.
3. Developer provides 30' of rigid or IMC conduit for each riser conduit. CSU installs riser.
4. Developer will intercept existing conduit at designated transformers or other existing devices
and extend as required.
5. If conduit does not exist at designated transformer or other existing devices, developer will
furnish and install conduit as shown on CSU electrical layout.
6. Developer pours electric device pads or footings, i.e. transformers, pull boxes, or other
device, per CSU specs and design.
7. Developer installs pull boxes and secondary pedestals per CSU specs and design, Pull
boxes and secondary pedestals provided by CSU.
8. Final site plan must show all proposed electrical facilities necessary to provide electrical
service, i.e. transformers, pull boxes, or switchgears, all meter locations, and conduit routing
as designed by CSU.

SUBJECT: WEST PARK L14 L15 B3 (FP- REPLAT)
Thank you for the submittal of your FINAL PLAT - RESIDENTIAL application. This project will
be distributed to staff this week for their review.
Please note that this application was submitted as an Amending Plat but it is a Replat as public
infrastructure (sewer) is being extended. The $232 increase in the application fee was satisfied
by transferring that amount from your other application, West Park Lots 15R, 16R, & 17R, Blk 5
(Case file no. 13- 00900042), as that project is not a Replat but is a Minor Replat and has a
corresponding decrease in application fee.
