SUBJECT: West Park Lots 2R -5R, Block 2 - Minor Plat
Staff reviewed the above - mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted your project will be placed on the next
available Planning and Zoning Commission meeting held in the City Hall Council Chambers,
1101 Texas Avenue.
One (1) 24 "x36" copy of the revised final plat;
Parkland Dedication in the amount of $2522 must be submitted prior to the filing
of the final plat;
Easement dedication sheets;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to:
pdsdigitalsubmittaIRcstx.gov
If all comments have not been addressed your project will not be scheduled for a Planning &
Zoning Commission meeting. Your project may be placed on a future agenda once all the
revisions have been made and the appropriate fees paid. Upon receipt of the required
documents for the Planning & Zoning meeting, your project will be considered formally filed with
the City of College Station. Please note that this application will expire in 90 days from the date
of this memo, if the applicant has not provided written response comments and revised
documents to the Administrator that seek to address the staff review comments contained
herein. Once your item has been scheduled for the P &Z meeting, the agenda and staff report
can be accessed at the following web site on Monday the week of the P &Z meeting.

Please note that a Mylar original of the revised final plat will be required after P &Z approval and
prior to the filing of the plat. If you have any questions or need additional information, please call

explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans

7. 10' easement along the back lot lines in common with the Floyd tract and the 15'
alley.
8. 5' easement on each side of every interior lot line.
9. 10' easement on each side of the center line of the existing CSU overhead electrical
line.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design.
2. CSU will provide drawings for electrical installation.
3. Developer provides 30' of rigid or IMC conduit for each riser conduit. CSU installs riser.
4. Developer will intercept existing conduit at designated transformers or other existing devices
and extend as required.
5. If conduit does not exist at designated transformer or other existing devices, developer will
furnish and install conduit as shown on CSU electrical layout.
6. Developer pours electric device pads or footings, i.e. transformers, pull boxes, or other
device, per CSU specs and design.
7. Developer installs pull boxes and secondary pedestals per CSU specs and design, Pull
boxes and secondary pedestals provided by CSU.
8. Final site plan must show all proposed electrical facilities necessary to provide electrical
service, i.e. transformers, pull boxes, or switchgears, all meter locations, and conduit routing
as designed by CSU.

SUBJECT: WEST PARK ADDITION, LOTS 2R -5R, BLK 2 (FP- REPLAT)
I reviewed the above - mentioned FINAL PLAT - RESIDENTIAL application and determined it to
be incomplete. The following is the preliminary list of items needed to complete the submittal so
that staff may conduct a thorough review. Please submit the following information by 10 a.m. on
any Monday for review that week (with Monday, Jan. 21 being a holiday, please resubmit by 10
a.m. this Friday to make next week's review):
Provide a owner's signature from Virginia Kettler for the part of Lots 4 and 5, or
provide a copy of a deed showing the property has been sold to Lawrence
Guseman III.
Please be aware that if this application is not completed before Monday, March 4, 2013, it will
expire and a new application and fees will be necessary to continue the replatting process.

PLANNING
1. The plat will be processed as a Minor Plat. A refund will be given to you in the amount of
$232.
2. The existing structures must be removed prior to filing the plat for record at the County
Courthouse.
3. Please show a right -of -way dedication at the intersection of Fidelity and Highlands to round
the lots at the corners and provide area for possible street signage.
4. Please revise the Ownership and Dedication Certificate to reference the correct property.
5. The legal description on the plat does not match the plat graphic. The title report of 300
Fidelity has the same description as found on the plat (also not matching the graphic). For
clarification since this likely a difference in survey information, please show both calls on the
plat graphic.
6. Please add West Park Addition to the title block following "Final Plat of'.
7. The title report and deed do not have a legal description of 603 Highlands. Please consult
the appropriate entities and provide amended documentation.
8. Thank you for showing existing improvements. This information can be removed for the
next submittal.
9. Parkland dedication will be due prior to filing the plat for record.
10. Please note that you may be required to submit paid tax certificates if they are not current
prior to the filing of your plat.
11. The construction documents and reports are still under review and may affect the plat.
12. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.

ENGINEERING COMMENTS NO. 1

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. SITE PLAN /PLAT: Developer will provide CSU with a digital, AutoCAD dwg format, version
of plat and / or site plan as soon as it is available. Email to: wdavis(a)-cstx.gov
2. LOAD DATA: The developer will provide load data to CSU as soon as it is available. This
information is critical for CSU to accurately determine the size and number of transformers,
and other equipment, required to provide service to the project. Failure to provide load data
will result in construction delays and, due to clearance requirements, could affect the final
building footprint. Delivery time for transformers and other equipment not in stock is
approximate 26 weeks.
3. EASEMENTS: Developer will provide descriptive easements for electric infrastructure as
designed by CSU, as shown on plat or site plan.
4. If easements are existing, the developer will be responsible for locating easements on site to
insure that electrical infrastructure is installed within easement boundaries.
5. The following easements will be required:
