Project: TRADITIONS PH 23 (FP) — (13- 00900005)
General
1. Can the final plat be presented on one sheet instead of two?
2. Note 2A refers to a blanket easement for the Bushy Water Supply Corporation and 2B to one for the
Ferguson Burleson County Gas Gathering System. These were not identified on the preliminary
plan. Do they exist and if so, what are the extent of encumbrances on the property?
3. Please change the reference in Note 5 from the Subdivison Regulations of the City of College Station
to the Subdivision Regulations of the BioCorridor Planned Development District Ordinance adopted
by the cities of College Station and Bryan.
4. FYI Note 6: The POA information will have to be reviewed and greenway language accepted before
the final plat may be filed.
5. FYI Note 7: The public access easement will have to be dedicated before the final plat may be filed,
or preferably, it could be dedicated through this final plat.
6. Please adjust Note 8 to add the language agreed upon with the preliminary plan regarding the
permitted uses in the greenway.
7. Please adjust Note 10 to reflect the language on the preliminary plan regarding stormwater
detention.
Streets
8. Please remove the pavement width from Bio- Medical Way.
9. Would you prefer to call the public access easement for the temporary turnaround a temporary
public access easement?
10. FYI: The public access easement for the temporary turnaround will need to be fully executed and
dedicated prior to filing of final plat.
11. FYI: The applicant will be responsible for making contact with the pipeline easement holder and for
obtaining permission to construct a right -of -way over the easement.
12. FYI: The proposed street names have been preliminarily approved and will be re- verified prior to
filing any plats to ensure no duplicate street names are being created within Brazos County.
Driveways
13. FYI: According the conceptual layout of development on the property that has been shared with
staff, a joint access easement will be required between Lots 2 and 3 of Block 1. This may be
provided via this final plat or by separate instrument at time of site plan. The preliminary plan from
1/17/13 showed a cross access easement, but a driveway would not be permitted in that location.
Easements
14. The 20 -ft. PUE along Bio - Medical Way needs to intercept the 20 -ft. PUE that runs along the
property line of WP 47 Development LTD 4561/039 A -0. There is a 30 -ft. Sanitary Sewer Easement
that blocks the connectivity of these two easements.
15. The "30' Public Utility Easement (by separate instrument)" in the area of the temporary turnaround
public access easement was shown as a 35 -ft. easement on the preliminary plan. Please make the
correct adjustment.
Electric
16. Developer will provide CSU with a digital, AutoCAD dwg format, version of plat as soon as it is
available. Email to: gmartinez@cstx.gov and sweido @cstx.gov
17. Developer provides temporary blanket easement for construction purposes and upon completion of
project must provide descriptive easements for electric infrastructure as designed by CSU.

18. Where the easements are existing, the developer will be responsible for locating easements on site
to insure that electrical infrastructure is installed within easement boundaries.
19. Electric comments to facilitate future permitting and construction:
a. Electric load data: The developer will provide load data to CSU as soon as it is available. This
information is critical for CSU to accurately determine the size and number of transformers, and
other equipment, required to provide service to the project. Failure to provide load data will
result in construction delays and, due to clearance requirements, could affect the final building
footprint. Delivery time for transformers and other equipment not in stock is approximate 26
weeks.
b. Easements: As the project progresses the developer will provide temporary blanket easements
for construction purposes on individual building phases or properties as requested by CSU.
Upon completion of project must provide descriptive easements for electric infrastructure as
designed by CSU.
Installation:
• Developer installs conduit per CSU specs and design.
• CSU will provide drawings for electrical installation.
• Developer provides 30' of rigid or IMC conduit for each riser conduit. CSU installs riser.
• Developer will intercept existing conduit at designated transformers or other existing
devices and extend as required.
• If conduit does not exist at designated transformer or other existing devices, developer will
furnish and install conduit as shown on CSU electrical layout.
• Developer pours electric device pads or footings, i.e. transformers, pull boxes, or other
device, per CSU specs and design.
• Developer installs pull boxes and secondary pedestals per CSU specs and design, Pull boxes
and secondary pedestals provided by CSU.
• Final site plan must show all proposed electrical facilities necessary to provide electrical
service, i.e. transformers, pull boxes, or switchgears, all meter locations, and conduit
routing as designed by CSU.

Construction Plans
20. Provide a fire flow report.
21. Fyi, the greenway may need additional dedication via a replat or possibly a minor plat if the future
floodstudy indicates the 100 yr WSE exceeds the greenway dedication.
22. For the open channel to be dedicated as public the following standards apply and should designed
or noted: minimum longitudinal slope of 0.6 %, maximum of 4:1 side slopes, and an additional 20 ft
of easement dedicated beyond the top finished grade high banks for access (15 ft on one side and 5
ft on the other). Fyi, a private channel would allow variation from these standards to be
considered.
23. Provide status and correspondence on pipeline abandonment.
24. Provide a note regarding the temporary cul -de -sac pavement standards. The minimum is 6 inches
stabilized subgrade, 6 inches limestone base, and a one course seal coat. Provide rip -rap were
drainage leaves curb and gutter.
25. An offset cul -de -sac may be preferable to get the manhole out of the temporary pavement so
cleanouts are not as susceptible to traffic damage.
26. Fyi, cul -de -sac temporary access easement will be required prior to issuance of Letter of
Completion.
27. Provide a maximum of 2% ADA cross -slope for crosswalk.

28. It appears storm sewer 101 could be preferably relocated to the southern alignment with open
channel to remove the need for storm 102 and a junction box, and provide better separation from
the proposed water line.
29. Confirm if class III RCP is adequate for the minimal cover at street crossing.
30. Provide an additional fire hydrant near the southern end of the proposed waterline.
31. Due to the depth of the sewer, align sewer on the outside of the sidewalk for greater separation
from the street.
32. Adjust manhole no.3 back to align with side lot line for better separation from storm.
33. Confirm that recessed storm inlets are utilized.

• CSU will provide drawings for electrical installation.
• Developer provides 30' of rigid or IMC conduit for each riser conduit. CSU installs riser.
• Developer will intercept existing conduit at designated transformers or other existing
devices and extend as required.
• If conduit does not exist at designated transformer or other existing devices, developer will
furnish and install conduit as shown on CSU electrical layout.
• Developer pours electric device pads or footings, i.e. transformers, pull boxes, or other
device, per CSU specs and design.
• Developer installs pull boxes and secondary pedestals per CSU specs and design, Pull boxes
and secondary pedestals provided by CSU.
• Final site plan must show all proposed electrical facilities necessary to provide electrical
service, i.e. transformers, pull boxes, or switchgears, all meter locations, and conduit routing
as designed by CSU.

a private channel would allow variation from these standards to be considered. The 20 ft easement will be
a private drainage channel.
V 4. Provide status and correspondence on pipeline abandonment. The pipeline company has been contacted
and an abandonment or relocation of the pipeline is proposed.
5. Provide a note regarding the temporary cul -de -sac pavement standards. The minimum is 6 inches stabilized
subgrade, 6 inches limestone base, and a one course seal coat. Provide rip -rap were drainage leaves curb
and gutter. The note regarding the temporary cul -de -sac pavement standards has been updated to include
the 6" stabilized subgrade. Riprap has been added where drainage leaves the curb and gutter at the
temporary cul -de -sac.
6. An offset cul -de -sac may be preferable to get the manhole out of the temporary pavement so cleanouts are
not as susceptible to traffic damage. Sewer manhole to be an inside drop manhole, this should not be an
issue.
7. Fyi, cul -de -sac temporary access easement will be required prior to issuance of Letter of Completion. The
easement documents for the temporary public access easement are being prepared and will be submitted
as soon as possible.
8. Provide a maximum of 2% ADA cross -slope for crosswalk. A 2% max cross slope is provided for the
crosswalk
9. It appears storm sewer 101 could be preferably relocated to the southern alignment with open channel to
remove the need for storm 102 and a junction box, and provide better separation from the proposed water
line. The inlets are at the current location due to the future projection of Eubanks Lane (Preliminary
Plan).
/ 10. Confirm if class III RCP is adequate for the minimal cover at street crossing. We confirm that class III
RCP is adequate for the ]'min. cover at the street crossing.
11. Provide an additional fire hydrant near the southern end of the proposed waterline. An additional fire
hydrant has been added to the end of the proposed 12" water line.
v' 12. Due to the depth of the sewer, align sewer on the outside of the sidewalk for greater separation from the
street. Final alignment to be determined by the City of Bryan.
13. Adjust manhole no.3 back to align with side lot line for better separation from storm. It is anticipated that
Lot I may be subdivided in the future which would require the extension of sewer to the subdivided lot.
\ / Manhole No. 3 has been located to allow for this extension in the future.
14. Confirm that recessed storm inlets are utilized. Recessed storm inlets are being utilized. The plan view
1 has been updated to show recessed inlets.

General
1. Please identify the zoning of properties adjacent to the subject tract. Adjacent property zoning
has been added
2. Revise Note 6 to state electric will be provided by College Station Utilities. Note #6 has been
added.
Greenways
3. Please replace "green belt" with "greenway ". "Green belt" has been replaced with "Greenway':
4. Provide a note that a blanket Public Access Easement will be provided for the Greenway
Common Area. Note #11 has been added
5. Provide the following general note: The greenway /common area will be maintained by the
Property Owners Association. It shall remain in a natural state, undisturbed and unaltered except
for recreational facilities. Note #8 has been modified to "The greenway common area will be
maintained by the property owner's association': Permitted uses for the Greenway Buffer will
be per Article 9. Site Design Standards, Section 9.10 Greenway Buffers, D. Permitted Uses.
6. Please provide POA information. POA documents are being prepared.
Lots
7. The Lift Station Site will be owned by the City of Bryan. Create a separate lot for the lift station,
designating its purpose. A lot has been created for the lift station site.
Streets
8. Eubanks Lane should be included within Phase 24. Eubanks Lane has been included in Phase
24.
9. Revise Bio- Medical Way to create 90- degree intersections or meet the 430 - degree radius for
Commercial/Minor Collector streets. Biomedical Way has been revised to create two 90 degree
intersections.
10. Provide a note that acreage along "Burgess Lane" will need to be constructed to a 2 -lane Minor
Collector standard with Phase 25 for the entire length to SH60. This includes similar 38 -ft.
pavement, 6 -ft. sidewalks on each side, etc. The entirety of the acreage along Burgess Lane,
which is only 40 feet wide, should be dedicated as right -of -way, with the remaining right -of -way
to be dedicated in the future by adjacent lots. Funds may be provided to be held for the future
sidewalk construction in the future right -of -way. Note #12 has been added.
11. FYI: It would be preferable that Burgess Lane would intersect TxDOT's FM 60 frontage road at a
90 degree angle or perpendicular, but this can be discussed further when construction documents
are being prepared. Noted.
12. FYI: Burgess Lane will have to permit through TxDOT's permit process at time of final plat.
Noted.
13. FYI: Burgess Lane meets TxDOT's driveway spacing requirement of 360' for a roadway speed of
45 mph. Noted.
14. FYI: The applicant will be responsible for making contact with the pipeline easement holder and

20. Please identify the extent of the access easement to the drill site. Does it connect to the existing
Burgess Lane? The extent of the access easement to the drill site has been identified. It does
connect to the existing Burgess Lane.
21. A 20' PUE is required along the plan -north side of Bio- Medical Way and running between HSC
Parkway and the portion of Bio - Medical Way R.O.W. at the plan -west side of the Scott & Jim
Welch 1511/72 property. A 20' PUE has been added
22. The 20 -ft. easement shown along the southwest property line is an existing BTU easement
(February 2010). Will that existing easement be abandoned? Discussion is currently taking place
regarding if this same easement should be replaced with 2 parallel easements — a PUE and a City
of Bryan Water and Sewer Easement. We are unsure of the future status of said easement.
23. Please identify the volume and page of the existing pipeline easements. Will these be relocated?
If so, clarify. The volume and page information has been added to the Preliminary Plan. It
has been noted that they will be abandoned or relocated.
Water
24. How does Lot 3 Block 1 get water? A 12" water line stub has been added to provide Lot 3,
Block I with water.
Sewer
25. Why does the sewer change size from 12 to 8 inch in the middle of the lots? There does not
appear to be a sewer stub to Lot 1, Block 3. A sewer manhole and a stub have been added.
Electric
26. Please note that the existing OHE will be relocated or abandoned. If plans have changed and it
will remain, identify an easement. Noted.
27. Developer will provide CSU with a digital, AutoCAD dwg format, version of plat as soon as it is
available. Email to: gmartinez @cstx.gov, and sweido @cstx.gov. Noted.
