Lot 37A should be covered under note #4(c) on the plat because there is a common area adjacent to the lot, so the side street setback doesn't apply in this case (similar to Lot 1 A/Block 52). As for the other street side setback issues, they are supposed to be 10'. They have been changed on the attached plat. Also, I added the City Planner certification. Yes, Lots 1, 5, 6 and 14, block 53, Should have a street side setback of 10'. I think we just had it noted in our deed restrictions as 15' because that was the standard but the city would approve 10'. But yes we need to change those to 10' on the plat so there will not be any problems in the future. Lot 14 is the only one currently built on and it was built and approved by the city with a 10' street side setback. Thanks for noting these. I took care of #1, but in regards to #2/ #3, are you intending to have a 15' side setback on street sides or 10'? Lot 37 is only 54' wide, so that might squeeze it more than you are planning. Let me know your thoughts. 1 That works for me. If you want to submit a copy of the plat digitally, I'm willing to take a look at it real quick so we can get the plat filed as soon as possible. I know almost all of the comments were ones I made and that at least one builder is in a rush to get started.
