GENERAL NOTES
1. According to the Flood Insurance Rate Maps for Brazos County, Texas and Incorporated
Areas, Map Number 48091CO215 C, Panel No. 0215C, effective July 2, 1992, the property
does not lie within the 100 year floodplain.
2. Minimum building setback requirements are as defined by current edition of the brazos
county subdivision and development regulations. There is a minimum 25' building setback
line adjacent to all public rights-of-way unless a greater distance is called out In the dead
restrictions.
3. This development is currently in the Bryan, Texas Utilities Service Territory.
4. Water service will be supplied by the Wellborn Spacial Utility District.
5. Sanitary sewer service will be by on-site sanitary sewer facilities (OSSFs). All lots served
by an on-site sewage facility (05$f) must comply with county and state OSSF regulations.
All OSSF construction must have an "authorization to construct" permit issued by the
brazos county health department. This permit ansurea compliance with the county order
adopted by the commissioners court of brazos county, pursuant to the provisions of section
21.084 of the Texas Water Code.
6. All lots will be required to have a site/soil evaluation on file with the brazos county health
department before on-site sewage facility may be constructed.
SUMMARY OF CHANGES
Lots with changes include Lot 17, Lot 18, Lot 20, Lot 33, Lot 34 and Lot 36
all of Block 4.
1. Lot 17, Block 4 of Amended Plot moved Southeast lot line approximatly
190 Southeast along boundary line, and common lot line between Lot 17,
Block 4 and Lot 18, Block 4 was extended opproximatly 60' Southwest of
original position.
2. Lot 18, Block 4 of Amended Plot extened the West most lot line
opproximatly 65' southeast of original position.
3. Lot 20, Block 4 of Amended Plot extened the East most lot line
opproximbtly 100 Southeast of original position. And extended the West most
lot line 55' Southeast of original position.
4. Lot 36, Block 4 of Amended Plot rotated the North most lot line
approximotly 40' West of North.
7. Public Utility Easement Requirements pro as follows:
20'P,U.E. along Subdivision Boundaries.
20'P.U.E. each side 6`iall Right -of Way Boundaries.
20 P.U.E. centered along each lot line.
