The following specific adjustment (up to 10 %) from the ordinance requirements Is requested: 1) We request the permission to lower the required number of parking spaces for the Northgate Proper Apartments from 38 to 36 (-5.3 %). 2) We request the permission to decrease the size of parking spaces from 20' to the face of curb to 19.5' to the face of curb. 2. This adjustment will not be contrary to the public interest by virtue of the following facts: 1) One space is being provided per bedroom. No visitor parking Is being provided due to the availability of City of College Station paid parking In the area. 2) The parking spaces are private parking spaces for residents only. 3. The granting of the adjustment will not materially or adversely affect adjacent land uses or the physical character of the uses in the immediate vicinity because of the following: Parking is being provided for the residents of this development and public parking Is provided nearby. 4. The granting of the adjustment will be consistent with the purpose and intent of the Unified Development Ordinance because of the following: Granting this adjustment will allow a development that promotes the Unified Development Ordinance Northgate District concepts of Increased density, high quality building design, that results in a pedestrian friendly, dense urban environment. This development will be converting an previously development of individual duplex type multi- family housing to a more urban style multi- family housing with a higher density. The applicant has prepared this application and certifies that the facts stated herein and exhibits attached hereto are true, correct, and complete.
