There are 56 one bedroom and 44 two bedroom units. We will be providing 151 parking spaces onsite. According to the UDO we are required to provide 216 spaces. Given the type of individuals that will be occupying these units we do not believe that all 216 parking spaces will be necessary. Utilizing an existing similar development as an example, the Veranda developed in Killeen Texas has 56 two bedroom and 32 one bedroom units with similar age restrictions. They are currently 100% occupied and there are only 35 vehicles owned by residents. With this data we believe that the property on Krenek Tap Road would be more aesthetically pleasing with additional preen space as opposed to unutilized parking spaces. We have included a site plan layout showing our 151 parking spaces as well as a second layout illustrating how we can achieve 88 additional spaces if warranted. The applicant has prepared this application and certifies that the facts stated herein and exhibits attached hereto are true and correct. An Alternative Parking Plan Agreement may be revoked by the parties to the agreement only if off - street parking is provided on -site pursuant to the UDO Section 7.2, Off - Street Parking Standards or if an Alternative Parking Plan is Approved by the Administrator. Failure to comply with the Alternative Parking Plan Agreement of the City of College Station Unified Development Ordinance (UDO) shall constitute a violation of the UDO and shall specifically be cause for revocation of a Certificate of Occupancy or Building Permit.
