RE: Southwest Crossing at Bee Creek - Drive - Through Lane Design
Thank you for meeting with me on Friday to discuss the design of the drive - through lanes for
the Southwest Crossing at Bee Creek development. To review our discussion, it is my
understanding that there are two drive - through lanes planned in the first phase of the
development. The first drive - through lane will be on the east end of Building A and will service
a dry cleaners/ laundry business. The second drive - through lane will be on the north side of
Building B and will service a drive - through alcohol sales business. Additionally, each of these
drive - through facilities will operate with a single order /service window (i.e., no call box).
We will approve the design of these drive - through lanes contingent on the planned uses for
each of these buildings as stated above. Please be aware that if the use of these buildings
change, the use of the drive - through lanes may not be allowed without significant
modifications. For example, the drive- through lane on the east end of Building A will not be
able to be used with a fast food restaurant because of an insufficient queue area outside of the
drive aisle. The drive - through lane on the north end of Building B is also inadequate to be used
with a fast food restaurant because of insufficient queue area outside of the fire lane.
If there is a chance that the use of these buildings will change in the future, it would be a good
idea to modify the design of these facilities at this time. If you would like to discuss this further,

Thanks for the note. If you could, let me know the area in which the ordinance was not met that
you were referring to. I have called for the landscape plan from the Land Design Group, but Alan
has not returned the call.

Just a heads up. The Landscape Plan is a requirement for the Site Plan submittal, and the
Drainage Report for the Development Permit. Therefore, your applications are not complete. We
will hold on to the documents submitted until the outstanding documents are received, and they
will then go on that week's review.
A preliminary glance at the plans submitted showed items that don't meet Ordinance. You may
want to revisit your plans and revise them, as you will have additional time since you did not
make this week's review.

Subject: S.W. Crossing Wellborn Road CO Request
The following items need to be addressed prior to temp CO:
1. All debris will need to be removed from the entire site (boards, bricks concrete, trash, scaffolding)
2. The removal of job trailers, construction equipment and construction signs.
3. All trash dirt is to be removed from the rear of the site except for the dirt that is to be used for future pad
sites. This dirt is to be relocated to the back of the future phase of the subject property (not to be piled
higher than 8 -feet, not in flood plain and placed not to be visible from any public right -of -way).
4.Temporary curbing to be installed in the driveway cut that connects the future phase with no parking
painted on the curb.
A temporary CO can be issued for 45 days with the following items to be addressed in this time period:
1. Ground cover to be established
2. The stone that is located in the rear of the property is to be removed. This stone is for the construction
of the sign.
