The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, September 6, 2004, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for Thursday, September 16, 2004, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Ten (10) copies of the revised preliminary plat; One (1) Mylar original of the revised preliminary plat; and One (1) copy of the digital file of the preliminary plat on diskette or e-mail to nmanhart@cstx.gov Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed, your project will be pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. It is not clear as to the line dividing Lot 1 from Lot 2. 2. The access easement shown on the plat is required only for this subdivision to take full access to University Drive. If you choose to subdivide this tract, you must provide an access easement to Lot 2 through Lot 1. Please revise plat accordingly. 3. It appears no infrastructure is required for this plat. However, infrastructure is required for development and will be a Site Plan issue. Reviewed by: Spencer Thompson Date: August 30, 2004 ELECTRIC 1. Need a 10 ft Public Utility Easement along the west property line. 2. Developer is responsible for the extension of conduit to provide electric service to properties. 3. Contact Tony Michalsky for electric requirements at 979-764-3438. PLANNING 1. This document will not be filed at the Brazos County Courthouse; therefore, please include the words "PRELIMINARY PLAT - NOT FOR RECORD" in letters Y2-inch high. 2. Please identify the subdivision boundary with heavy lines. 3. Please identify the proposed general land use (e.g., commercial). 4. Please identify the lots of the University Park East Subdivision. 5. Discussion of the Lone Star Pipeline Easement refers to Note 5j. Please include all notes on the preliminary plat. The size of the line, design pressure, and product transported thorough the line should be identified. 6. Please clearly identify which easements are proposed with the plat. 7. Please show the limit of the PUE along University Dr. Reviewed by: Molly Hitchcock Date: August 25, 2004 NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. 2 ofz
