I am writing in response to you variance request dated July 12, 2004.
The request asks for a variance to Section 7.3.C.3 - Spacing of Driveway Access in the UDO. After review of
the request and the attached exhibit I approve the variance request.
The proposed driveway accessing Longmire does not meet minimum spacing but by aligning the drive with the
service access at the rear of the Kroger center on the East side of Longmire turning conflicts are minimiz
In addition, this proposed location allows some flexibility for the development of the adjacent Lot 7, Block 3.
I appreciate your efforts to develop in College Station as well as your efforts to minimize adverse traffic
impacts. If I can provide any additional assistance please let me know.

Lot 8, Block 3 of the L.O. Ball Memorial Subdivision, Phase 2
Dear Mr. Smith:
We, the Owners of Lot 8, Block 3 of the L.O. Ball Memorial Subdivision, Phase 2, desire
to construct a private driveway with curb cuts on both Birmingham Drive and Longmire
Drive as shown on the attached Exhibit A. The proposed driveway location on
Birmingham Drive would meet the driveway spacing requirements of the UDO. The
proposed driveway connecting to Longmire Drive would be located opposite the existing
driveway to the Kroger loading dock area. This proposed driveway does not comply with
the spacing of Driveway Access Requirements in the UDO.
We request a variance to Section 7.3.C.3 Spacing of Driveway Access of the UDO for
the proposed driveway which connects to Longmire Drive.
