Subject: SITE DEVELOPMENT COMMENTS - -- August 20, 2004
NEW DEVELOPMENT IN COLLEGE STATION - WEEK OF 8 - 20 - 04
1. Paterson Estates: No Comment.
2. Davenport Addition (Preliminary Plat) : No Comment.
3. Davenport Addition (Final Plat) : No Comment.
4. Eastmark Ph 2 (Replat) : No Comment.
5. BDC Properties (Preliminary Plat) (FM 60): Driveway access is
based on TxDOT's "Regulations for Access Driveways to State Highways ".
Access regulations are primarily based on posted speed limits and
distances between proposed & adjacent access points. Property may not
be landlocked, but joint access to east property (as shown) is strongly
recommended.
Developer will be responsible for modifications to Traffic Signal Lights if
access is approved @ this intersection location (East Tarrow).
6. Cotten Subdivision Ph 1 (Final Plat) (FM 2818): Lots 1& 2 will
not be allowed to access FM 2818. Access will be to Dartmouth Drive.
7. Cingular # 572 (Site Plan) (FM 2347) :
If no additional access is required, no comment.
8. Dove Crossing Subdivision (Preliminary Plat): No Comment.
9. Sprinq Creek Townhomes (Master Preliminary Plat) Location of proposed
Arrington Road with respect to proposed SH 6 Ramp location & adjacent
roadways (streets) should be reviewed and shown on the plat. Proposed
location should be in compliance with minimum required distances.
10. Spring Creek Gardens Subdivision (Preliminary Plat) No Comment.
11. L.O. Ball Memorial Ph 2. Block 3. Lot 8 (Replat): No Comment.

3. Single- family developments with a lot width of less than 50', not served
by approved, accessible alleys, shall provide the required pad and
screening for one eight -yard dumpster per sixteen dwelling units.
This project will require a minimum of nine 12 foot by 12 foot enclosures.

Subject: Refuse Pick UP for Spring Creek
I called Wallace Phillips a few minutes ago and told him that we would do individual container,
door -to -door pickup for his new development. He was very pleased. Also, in my conversations today with
you, Mark Smith and Jim Smith, I believe we need a meeting amongst ourselves to look at the "big
picture" needs for refuse service for future development in College Station. Celia will be setting up a
meeting in the near future.
