SUBJECT: TARGET (SP) - Site Plan
Staff reviewed the above - mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information for further staff review:
One (1) complete set of construction documents for the proposed
development with the revised site and landscaping plans attached
Please note that the Easement Dedication Sheet and the necessary documents are
required prior to the issuance of a building permit. If there are comments that you are
not addressing with the revised site plan, please attach a letter explaining the details. If
you have any questions or need additional information, please call me at 764 -3570.

NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.

PLANNING
1. Please bubble the proposed improvements on the site plan.
2. It appears that where you have the accessible parking spaces, there is not a 180 -
square foot end island at the end of the parking row.
3. The end island located closest to the south access drive isle does not meet the 180 -
sqaure foot area requirement.
LAN DSCAPING /STREETSCAPING /BUFFER
4. Please note on the site plan that all disturbed earth must be 100% covered with
established grass or groundcover prior to C.O.

ENGINEERING
5. Sheet 9, Type "A" and "B" curb and gutter drawings refer to the paving details. We
did not receive any pavement details.

ELECTRICAL
1. Any change in electrical service, contact College Station Utilities.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a
Reduced Pressure Principle Back Flow Device, or a Double -Check Back Flow
Device, and installed as per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City
Ordinance 2394.

approved:
