SUBJECT: BARRON HILL (PP) - Preliminary Plat
Staff reviewed the above-mentioned preliminary plat as requested. The following page
is a list of staff review comments detailing items that need to be addressed. If all
comments have been addressed and the following information submitted by Monday,
18, 10:00 a.m., your project will be placed on the next available Planning and Zoning
Commission meeting scheduled for October 28, 2004, 7:00 p.m. in the City Hall Council
Chambers, 1101 Texas Avenue.
Ten (10) copies of the revised preliminary plat; and,
One (1) Mylar original of the revised preliminary plat.
One (1) copy of the digital file of the preliminary plat on diskette or e-mail
to nmanhart@cstx.gov
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed, your project will be pulled from the scheduled
Planning & Zoning Commission agenda. Your project may be placed on a future
agenda once all the revisions have been made and the appropriate fees paid. If you
have any questions or need additional information, please call Spencer Thompson or

NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.

ENGINEERING
1. Please relabel title block as Preliminary Plat.
2. Please ensure ROW dedication is according to City Council Needs resolution and
Joe Orr survey
3. Please recheck area calculation on ROW dedication.
4. Please provide 10-ft PUE along Alexandria ROW.
5. Please provide 20-ft PUE and Drainage Easement along rear of Lot 1. For both
properties to drain properly, a storm sewer will need to be installed from Lot 2 to
Alexandria. This is in addition to the sanitary sewer line along the rear.
6. Please ensure any residential septic system lines (if any) are totally contained on
Lot 1. If they are not, please add note that Lot 1 will connect to public sewer
system.
7. Please note, structure in setback area is not in compliance with City ordinances.

ELECTRICAL
1. Would like a 10 ft easement along Barron Rd on both lots.
