'2·4 '~e, SHERWIN WILLIAMS PAINT STORE -DRAINAGE ANALYSIS -CERTIFICATION DRAINAGE ANALYSIS SHERWIN-WILLIAMS PAINT STORE COLLEGE STATION, BRAZOS COUNTY, TEXAS FEBRUARY 4, 1998 INTRODUCTION: The proposed site is located at 3110 Texas Avenue South. The legal description is Southwood Valley Section 3, Block 16 Lots 19 and 18B and is 0.30 acres. The proposed improvements include a 4900 square foot one story building, parking and the associated infrastructure. The latest Flood Insurance Rate Maps (48041C0182C) shows that no portion of the tract is in the regulatory 100-year flood plain. The site is zoned commercial C-1 and is being developed by Jim H. Woods, P.O.Box 10220, College Station, Texas 77842. EXISTING STORM DRAINAGE: Storm water leaves the site in two directions and into concrete driveways. The proposed development is approximately 550 feet from, and discharges into Bee Creek Tributary "A" approximately 200 feet west of Texas Avenue. The designation for this creek is Drainage Basin No. 4, Regulatory Channel Reach No. II and is a primary channel. The Ultimate Condition Discharge for the 100 year storm at Texas Avenue is 3996 cfs, reference "Stormwater Management Plan for the City of College Station Drainage System Analysis", Table III-6, page 31. PROPOSED STORM DRAINAGE: Storm water runoff for the site, both pre and post- development drain into existing concrete driveways which carry the storm runoff to Bee Creek. Predevelopment: QlOO = 0.3 * 11.64 in/hr. * 0.3 acres Post Developme .nt: QlOO = 0.6 * 11.64 in/hr. * 0.3 acres Increase in runoff: 2.09 cfs -1.05 cfs 1.04 cfs 1. 05 cf s 2.09 cfs Analyzes were elevations increased owners. prepared to determine enough to impact down if water surface stream property The first analysis evaluated the entire 5.38 acre watershed with the point of interest being the watershed's confluence with Bee Creek. Below is a table showing a summary of the results before and after the proposed site development. With a Bee Creek QlOO of of 3997 cfs adding another 1.04 cf s will not significantly increase the water surface elevation of Bee Creek. The table's show that the additional flow generated by the proposed improvements will not change the water surf ace elevation dramatically and therefore, detention is not required nor planned for the site. CONCLUSION: This project is in compliance with the City's Stormwater Design Standards. This permit, being temporary, is valid only within sixty (60) days of the date shown below, and is not intended to allow the complete development of the site as proposed . Any work performed after the expiration of this permit is not covered, and is considered unauthorized. In accordance with Chapter 13 of the Code of Ordinances of the City of College Station, measures shall be taken to insure that debris from construction, erosion, and sedimentation shall not be deposited in city streets, or existing drainage facilities .
