PRODIGENE BUILDING -CERTIFICATION INTRODUCTION: DRAINAGE ANALYSIS PRODIGENE BUILDING BUSINESS CENTER AT COLLEGE STATION COLLEGE STATION, TX AUGUST, 1998 The proposed development is located along the east side of Highway No. 6 south of Greens Prairie Road. The legal description is The Business Center at College Station, Lot 3, Block 3 and is 9. 35 acres in size. The proposed improvements include a 63000 square foot building, parking lot and the associated infrastructure. The drainage area consists of grassland with numerous large oak trees. The terrain slopes in a southerly direction toward Stream AC-1 with an average grade of about 2.0%. The latest Flood Insurance Rate Maps (48041C0205 C) shows that a portion of the tract is in the regulatory 100-year flood plain. The site is zoned commercial and is being developed by C. F. Jordon, Mr. Teddy Peinado, 1509 Emerald Parkway, Suite 105, College Station, TX 77845, ph: (409)696-0500 EXISTING DRAINAGE BASIN DESCRIPTION: The site discharges into Stream AC-1 which is located in the Alum Creek Basin, Drainage Basin No. 10, Regulatory Channel Reach No. I which is a primary channel. The 100 year peak discharge is approsimately 1350 cubic feet per second (cfs) per the FEMA FIS Study, page 15. The site drains in a northeast direction toward Stream AC-1. PROPOSED DRAINAGE: The grading design will route storm runoff across the site via driveways and parking areas and discharge it into Stream AC- 1. Outfall structures have been designed to disipate the energy generated by the storm water and outfall ditches have been designed to assure acceptable velocities. Predevelopment and postdevelopment conditions were calculated to determine the additional runoff generated. The ultimate development of the site will generate a QlOO of 70. 33 cfs but will only contribute an additional 37. 64 cfs because 32.69 cfs is being released from the site under existing conditions. Future proposed development downstream from the site will be required to design all storm system facilities to accept this additional runoff, therefore detention is not required nor planned for the site. Storm runoff calculations for pre and post- development conditions and an analysis of the outfall ditches and the front driveway have been included for review. CONCLUSION: This project is in compliance with the City's Stormwater Design Standards. The site plan has a smaller drive opening with a larger radius . The smaller drive width was to mis some trees-the whole site plan was adjusted to miss some tees . The result is that there are two approved plans-one a private development with one apron size, the other a public street with a different apron size . Both approved. One through development reivew, one through CIP. Mark doesn 't care which one is used, neither do I. Robert can coordinate with McClure , McClure can contact Mark. for verification. >>>Veronica Morgan 10/21/98 08:08AM >>> i'm not sure if this is the same thing .. but.... someone (i think it was john logan or jon mies) asked me within the last few days about a discrepancy on the plans for prodigene vs. gateway blvd ..... gateway blvd., the project that is building the apron section for prodigene shows a 30' curb return radius ( i think) and the prodigene site plan (by hester) shows a curb return radius 5' larger than that. the city staff member asked me if it mattered what they built (so i think it was logan) and i checked our ordinances and said no .... we dont care ..... but since the change would be to mcclures plans and he is the engineer of record it should be okd through him . mcclures response via the staff member back to me was he didnt want to change it.. he thought the radius he provided was large enough and i think had other concerns about making it larger ... maybe drainage , i'm not sure ..... so i told the staff member .. .it is mcclures plans and he said no ... so the answer is no . do you suppose robert didnt like the answer and so is now looking for a different one? i dont know -does it sound like the same problem? »> Jim Callaway 10/20/98 OS :OSPM >>> I have visited with Mark Smith and resolved this . Oh -Now I got a copy of the RFI, which says, "the drive to the north into Gateway Technology Park parking lot was set by SD-1 and SP-1 at 31'-0" back of curb. The Gateway Blvd Plans sheet 2 indicates 36'-0" back of curb. To avoid taking out any additional trees along this drive, can we use 31-0" BOC dimensions ." The legal description is The Business Center at College Station, Lot 3, Block 3 and is 9. 35 acres in size. The proposed improvements include a 63000 square foot building, parking lot and the associated infrastructure. The drainage area consists of grassland with numerous large oak trees. The terrain slopes in a southerly direction toward Stream AC -1 with an average grade of about 2.0%. The latest Flood Insurance Rate Maps (48 041C0205 C) shows that a portion of the tract is in the regulatory 100-year flood plain. The site is zoned commercial and is being developed by C. F. Jordon, Mr. Teddy Peinado, 1509 Emerald Parkway, Suite 105, College Station, ~X 77845, ph: (409)696-0500 EXISTING DRAINAGE BASIN DESCRIPTION: The site discharges into Stream AC-1 wh ich is located in the Alum Creek Basin, Drainage Basin No. 10, Regulatory Channel Reach No. I which is a primary channel. The 100 year peak discharge is approsimately 1350 cubic feet per second (cfs) per the FEMA FIS Study, page 15. The site drains in a northeast direction toward Stream AC-1. PROPOSED DRAINAGE: The grading design will route storm runoff across the site via driveways and parking areas and discharge it into Stream AC- 1. Outfall structures have been designed to disipate the energy generated by the storm water and outfall ditches have been designed to assure acceptable velocities. Predevelopment and postdevelopment conditions were calculated to determine the addi~ional runoff generated. The ultimate development of the site will generate a QlOO of 70. 33 cfs but will only contribute an additiona l 37. 64 cfs because 32.69 cfs is being released from the site under existing conditions. ·&.a~ Detention is ~r planned for the site. Storm runoff calculationsorpreand post -development conditions and an analysis of the outfall ditches have been included for review. CONCLUSION: Thi s project is in compliance with the City's Stormwater Design Standards.
