')7 9 .764.3496 cstx.gov/devservices PLANNING STAFF REVIEW COMMENTS NO. 1 Sleep Inn (NRA) -NRA Review 14-00900257 1) As this property is part of a building plot that exceeds a cumulative square footage of 50 ,000 square feet the following standards are required : a) No more than 33% of any fac;ade facing a public right-of-way shall be on the same continuous geometric plane . Wall plane projections or recessions shall have a minimum depth of four (4) feet. This requirement is for the first 2-stories of the building . Please rev ise the North and East building elevations to meet this requirement. b) The minimum amount of brick/stone/masonry is 25% of the first two stories of facades that are facing a r ight-of-way. This requirement applies to the first 2-stories of the building . Please revise the building elevations and material percentage calculations . Additionally , please add a second calculation on the materials table to reflect this percentage for the first two stories only . 2) It appears some of the material percentages used on the building may be exceeding what is permitted. As per NRA standards , Stucco/EIFS/Hardboard/concrete products are limited to no more that 75% on each fac;ade . East, West, and South elevations exceed this requirement. As an FYI, when determining area of the fac;ade, the doors and windows are included in calculations (but not limited by max material percentages). 3) The NRA Standards require that two different architectural relief elements are used within every 45 feet section facing a right-of-way (North-3 sections and East -1 section) and every 60 feet on facades not facing a right-of-way (South-2 sections and West-1 section). A list of approved architectural relief elements can be found in Article 7 .10. 8 .3 of the City 's Unified Development Ordinance . Please identify or provide these elements to meet this requirement. 4) To meet fire access requirements , the height of the porta cache is shown at an interior height of thirteen (13) feet. The minimum height is required to be at least fourteen (14) feet in height. Please revise . 5) Please revise the lighting note to state the following : Exterior building and site lighting will meet the standards of Sections 7.11 of the Unified Development Ordinance . The light source shall not project below an opaque housing and no fixture shall directly project light horizontally .
