Drainage is mainly to the south within the Alum Creek Drainage Basin . Drainage and any other infrastructure required with site development shall be designed and constructed in accordance with the BCS Unified Design Guidelines . The property is not within FEMA designated floodplain . A portion of the property is located in the Alum Creek Sewer Impact Fee Area (97-028). Currently , the Impact Fee for this area is $44 .71 per Living Unit Equivalent.
