Fire lanes with a minimum of 20 feet in width with a minimum height clearance of 14 feet must be established if any portion of the proposed structure is more than 150 feet from the curb line or pavement edge of a public street or highway. D Show proposed and existing fire hydrants. Fire hydrants must be located on the same side of a major street as a project , and shall be in a location approved by the City Engineer. Any structure in any zoning district other than R-1 , R-1A, or R-2 must be within 300 feet of a fire hydrant as measured along a public street , highway or designated fire lane . NOTE: Fire hydrants must be operable and accepted by the City , and drives must have an all weather surface before a building permit can be issued . D Will building be sprinkled? Staff recommends that the proposed paint color , Dark Night , be reconsidered . 2. Is the existing stucco siding proposed to be painted "Beige" or is this the existing paint color? Please clarify . 3 . Section 5.8 .A.12, Maintenance , states "Materials and finishes shall be selected for their durability and wear as well as for their beauty. Proper measures and devices shall be incorporated for protection against the elements , neglect, damage, and abuse." Staff recommends an alternative material to the signage on the side elevation. Metal letters , such as the signage on the front elevation , is a more durable material. 4 . ITEM SUMMARY: The subject property is located near the corner of Harvey Road and George Bush East. The applicant is proposing to repaint the existing structure , replace a sign within an existing cabinet of a freestanding sign and have new attached signage (294 square feet). ITEM BACKGROUND: The subject property was in itially developed in 1995 for Office Max . In 2011 , Office Max has moved to a new location and the space has remained vacant. Temporary retail stores have occupied the space since for seasonal operations and sales . ITEM DETAIL: Building: The applicant is requesting to change the existing stucco siding fac;ade paint color to Wall Street (SW7665) and Stolen Kiss Red (SW7586) for some accent. The Stolen Kiss Red was chosen to complement the adjacent building along Harvey Road . The remainder of the fac;ade will be the existing beige tone . Signs: An existing freestanding sign , along Harvey Road , is proposed to include two new signs within the existing cabinets . New attached signage is proposed on the main entry fac;ade and along the side fa<;ade , facing Harvey Road . All signs are in accordance with the requirements of the Unified Development Ordinance . REVIEW CRITERIA: Building: The Design Review Board must evaluate the proposed changes in accordance with the criteria found Section 12-5.8.A.8.h, Building Design , of the Unified Development Ordinance : h. Colors shall be harmonious and shall use only compatible accents Signs: The Design Review Board shall evaluate all proposed signage according to the following criteria : 1. Every sign shall be designed as an integral arch itectural element of the building and site to which it principally relates . 2. Every sign shall have good scale and proportion in its design and in its visual relationship to buildings and surroundings. 3. The colors , materials , and lighting of every sign shall be restrained and harmonious with the building and site to which it principally relates. 4 . The number of graphic elements on a sign shall be held to the minimum needed to convey the sign's major message and shall be composed in proportion to the area of the sign face. 5. Each sign shall be compatible with signs on adjoining premises and shall not compete for attention . 6 . Identification signs of a prototype design and corporation logos shall conform to the criteria for all other signs . Here is our written response. Your administrative assistant said an email would be considered a response . If I need to turn in more please let me know. 1. The color Dark Knight was chosen out of the Wolf Pen District book of colors and we chose a dark color based on Campus View Apartments across the street and another Church in the Wolf Pen Creek District 2 streets from us . The only identifying colors I can see in surrounding businesses is red. Sonic, Fazolli's and Rudy's all have red. We can have red in the dot on our logo in the middle of the C and we can have red trim. As for the other colors surrounding us we went with 2 areas and would like to keep it a darker shade of gray , which this is , trying to strike a neutral color. Could you please send me 4 alternate colors you would suggest and we would have a better gauge on what you are wanting but I believe the darkness coincides with Campus View and if we add red trim we would be within a color all are using. Thanks in advance for color suggestions 2 . The beige on the building is what is currently on the building and wont be painted. We are only painting the facing and accent striping around the building 3. As for the letters on the side of the building we will absolutely change it to coincide with the materials we are going to use on the front of the building . I believe this answers the questions and after the color suggestions I can reply with an alternative. Could you please tell me where I can locate the complete guidelines/manual for the exterior of buildings and stand alone monument signs so I can pass it along to our board.
