Tenants will use the building for offices and personal service. The doctor's office (specialist) is operated on an appointment only basis. In addition, the doctor operates with a boutique/concierge service strategy. This strategy limits the total patients seen on a daily basis, purposefully. More information on this strategy is attached. The low-use doctor's office, in combination with a low-use personal service shop and a small office, will together operate effectively with the 20 spaces cuffently provided. In addition, it is important to note that the site is not located on a public thoroughfare, but instead on a private drive that eventually connects to a public way, which then connects to the public thoroughfare . We mention this because if traffic congestion on the site is ever incurred, it would be well buffered from the general public. The spaces in this office building are intended to be used by /ow-intensity, boutique-style tenants. The doctor's office, specifically, is operated much differently than an urgent care clinic or emergency room . Parking at 1 space per 250/SF is allowed by the UDO for uses just like this -so the general purpose and intent of the UDO is upheld.
