By adding more floor area , a site plan is required for review . Please submit a site plan showing the addition (covered bull area). Please note that there are currently non- conformities on the site that would be requ ired to be brought to compliance with the addition . 2. Provide a note with the gross total square feet in area of the building (include all outdoor space). Buildings with over 5,000 gross square feet in area will require additional minimum masonry standards . Refer to Section 12-7 .10 , Non-Residential Architectural Standards . 3. Show the patio structure as part of the elevations and adjust the materials legend as needed . 4. The proposed building materials may need to be adjusted . Per Section 12-7 .10 .B.6 .b the maximum allowed material on any fa9ade is as follow : a. Hardboard, stucco , EIFS may only cover up to 75% b. Wood or cedar siding shall cover no more than 30% c . Smooth face , tinted concrete blocks shall only be used as an accent and shall not cover more than 10% The fa9ade facing the Texas Avenue (west elevation) requires two different architectural relief elements every 45 linear feet. Fa9ades visible from a right-of-way (south and north elevations) requires two different architectural relief elements every 60 linear feet. Only the following types of architectural relief may be used to satisfy the requirement: 1. Canopies , permanent decorative awnings, or windows accompanied by overhangs ; 2. Wall plane projections or recessions with a minimum of four-foot depth ; 3. Pilasters or columns ; 4. Recessed entries , stoops , Porches, or arcades ; 5. Balconies that extend from the building ; 6 . Boxed or bay windows ; or 7 . Decorative stormwater management initiatives physically integrated with the building , as approved by the Administrator. 6 . Please label each 45' or 60 ' sections and each architectural relief element with in each section . 7. The roofline of the fa9ade facing Texas Avenue (west elevation) must vary at least 2 feet up or down so that no more than 66% of the roof line is at the same elevation . 8. Prov ide a sample of each proposed paint color. All paint colors must be from or similar to the Approved Color Palette. The names of each color can be found in the Site Design Standards . 9 . All signs are required to be permitted separately . Prov ide a general note on the plans that all exterior signage will be permitted separately . 10 .
