1.0 Introduction
This project consists of the construction of approximately 2 ,550 feet of sanitary sewer
line . The line is proposed to be constructed on the Marsh-Reeves Property located north
of the intersection of State Highway 6 and Green's Prairie Road in College Station,
Texas . The initial purpose of the line is to provide sanitary sewer service to a 1.75 acre
tract located at the southwest comer of the property (at the intersection of SH 6 and
Green's Prairie Road). The line has been designed to provide service to this tract as
well as provide service for future development of the property. Approximately 60 acres
of property is available for future development that could utilize this line. No additional
area is proposed to be served by this line since this area is bounded by SH 6 , Green's
Prairie Road, Spring Creek and the proposed Pebble Hills Subdivision.
2.0 Design Characteristics
The alignment of the proposed sewer line is shown on Exhibit 1. The line is 2 ,548 ' in
length and drops 38 feet in elevation. There are eight manholes and 7 sections of pipe.
The line will tie into the proposed Spring Creek 27" Collector Line that is scheduled for
construction in the near future . The sewer line is proposed to be constructed using SDR-
26 PVC pipe which meets the requirements of ASTM D3034 . The diameter of the sewer
pipe varies in size from 6" to 12 ". The proposed manholes are 4 ' diameter manholes
except for Manhole No . 8, which ties into the 27" line, and is a 6 ' diameter manhole .
Due to its proximity to the 100-year floodplain, Manhole No . 8 shall have a watertight
ring and cover. The manholes vary in depth from 9 ' to 13' in depth and 3 have drop
connections. The maximum distance between manholes is 437 feet and there are no
curves in the lines . All construction shall meet the current City of College Station Water
and Sewer Specifications .
3.0 Design Flow and Pipe Size Calculations
The property was divided into 3 areas for determining the flows for future development
of the property. These areas are shown on Exhibit 1. The design flows were based on the
Gross Area Determination Method as presented in the "draft" Uniform Design Manual
for the Cities of Bryan & College Station . The calculations of the design peak flows are
as follows :

Peak Hourly Flow = Adjusted Daily Flow * 3 .0
Peak Flow = 7,000 gpd/acre * 1.5 * 3 .0 = 31 ,500 gpd/acre
Estimated Infiltration = 1,500 gpd/acre
Design Peak Flow= 33 ,000 gpd/acre = 22.9 gpm/acre -0.05 cfs/acre /

The design flow for Line 1 was calculated using one-half the area of Area 1. The design
flows for Lines 3,4,5 and 6 were calculated by taking one-fourth the area of Area 2 and
adding it to the previous total service area acreage.
The velocities for the lines were calculated using Manning's Equation.
As shown in Table 1, the minimum and maximum anticipated flow velocities for the
proposed sewer line area within the acceptable limits of 2.5 fps for minimum velocity and
8.0 fps for maximum velocity.
4.0 Conclusions
It is our determination based on the describ ed criteria and data that the proposed sewer
line will provide sufficient capacity for the antieipated wastewater flows generated by
future development.
5.0 Cost Estimate
Table 2 presents the Engineer's cost estimate for the construction of the sewer line .

The Contractor shall take all necessary precautions to prevent silt and debris from leaving the immediate
construction site in accordance with the approved erosion control plan as well as the City of College
Station Drainage Policy and Design Criteria . The Owner and/or Contractor shall assure that all disturbed
areas are sodden and establishment of vegetation occurs prior to removal of any silt fencing or hay bales
used for temporary erosion control. The Owner and/or Contractor shall also insure that any disturbed
vegetation be returned to its original condition, placement and state. The Owner and/or Contractor shall
be responsible for any damage to adjacent properties, city streets or infrastructure due to heavy machinery
and/or equipment as well as erosion, siltation or sedimentation resulting from the permitted work.
Any trees required to be protected by ordinance or as part of the landscape plan must be completely fenced
before any operations of this permit can begin.
In accordance with Chapter 13 of the Code of Ordinances of the City of College Station, measures shall
be taken to insure that debris from con struction , erosion, and sedimentation shall not be deposited in city
streets, or existing drainage facilities.
I hereby grant this permit for development of an area outside the special flood hazard area. All
development shall be in accordance with the plans and specifications submitted to and approved by the
City Engineer in the development permit application for the above named project and all of the codes
and o dinance of the City of College Station that apply. -y__

provided before the construction plans can be approved.

Natalie--Grace now has two copies of stamped approved plans for the sewer line . Please get with Grace
to see if they have submitted the development permit application , fee, inspection fee , etc We need two
additional copies of the plans . Check with Grace regarding the engineer's estimate.
Grace-Please check with Natalie on the above . When we get the additional sets of plans , quickly check
if they match the existing approved plans and stamp the additional two sets . Then issue a development
permit when we have everything . Spring Creek , Permanent , inside.
