The Contractor shall take all necessary precautions to prevent silt and debris from leaving the immediate construction site in accordance with the approved erosion control plan as well as the City of College Station Drainage Policy and Design Criteria. The Owner and/or Contractor shall assure that all disturbed areas are sodden and establishment of vegetation occurs prior to removal of any silt fencing or hay bales used for temporary erosion control. The Owner and/or Contractor shall also insure that any disturbed vegetation be returned to its original condition, placement and state. The Owner and/or Contractor shall be responsible for any damage to adjacent properties, city streets or infrastructure due to heavy machinery and/or equipment as well as erosion, siltation or sedimentation resulting from the permitted work. Any trees required to be protected by ordinance or as part of the landscape plan must be completely fenced before any operations of this permit can begin. In accordance with Chapter 13 of the Code of Ordinances of the City of College Station, measures shall be taken to insure that debris from construction, erosion, and sedimentation shall not be deposited in city streets, or existing drainage facilities. I hereby grant this permit for development of an area outside the special flood hazard area. All development shall be in c dance with the plans and specifications submitted to and approved by the City Engineer in the velop nt permit application for the above named project and all of the codes ---and ordinances of the of Lege Station that apply. GRAHAM ROAD COLLEGE STATION, BRAZOS COUNTY, TEXAS MARCH, 1999 INTRODUCTION: The site is located at 4 00 Graham Road and the legal description is a 0.787 acre, Robert Stevenson Survey A-54. At present there is an existing 2400 square foot one story building and the associated infrastructure. The proposed improvements include a 3000 square foot one story addition to the existing building. The latest Flood Insurance Rate Maps (48041C0182C) shows that no portion of the tract is in the regulatory 100-year flood plain. The site is zoned commercial and is being improved by Mr. Thomas R. Barker, 3504 Green Tree Circle, College Station, TX 77845, 409.696.3660. EXISTING STORM DRAINAGE: At present storm water sheet flows to the east and south sides of the 0.787 acre tract and along the east side there is a drainage swale. From the topographic map provided by the City and included with this analysis it appears that this swale ends at the south fence line and the storm runoff is converted to sheet flow which travels approximately 750 feet across an open pasture in a southerly direction toward the south fork of Lick Creek which is designated Drainage Basin No. 8, Regulatory Channel Reach No. IV and is a primary channel. There are no special constraints requiring onsite detention nor finished floor elevation on Lick Creek as listed in the College Station Drainage Policy and Design Standards, Section D. "Special Drainage Basin and Channel Reach Design Standard", Page 10. PROPOSED STORM DRAINAGE: No changes to the existing drainage pathway are planned for the development Predevelopment: QlOO = 0.3 * 11.64 in/hr. * 0.07 acres = 0.24 cfs Post Development: QlOO = 0.9 * 11.64 in/hr. * 0.07 acres 0.73 cfs Increase in runoff: 0.73 cfs -0.24 cfs = 0.49 cfs DRAINAGE ANALYSIS· BARKER'S HEATING & COOLING, INC.· PAGE 1of2 PAGES There is sufficient distance from the proposed building expansion to the adjacent downstream property to allow th e increase of 0.49 cfs to convert to sheet flow and not impac t the downstream properties and therefore no detention is planned for this site.
