these documents and the requirements of Chapter 13 of the College Station City Code .

Drainage Report Letter

Dear Jeff:
This letter is to serve as the drainage report for the above referenced project. Please find
attached a copy of the proposed site plan as provided by Ravey & Associates . The
proposed improvements are highlighted on the proposed site plan .
Prior to beginning the drainage report , we first reviewed the existing information regarding
this site which was available at the City of College Station Development Services
Department. A drainage report that was conducted by Municipal Development Group and
submitted to the City of College Station has been reviewed. The report was signed and
sealed February 25, 1994 and marked "Received " by the City on February 25 , 1994. In
the report Lot 4R-A was assumed to have 82% of the lot covered with impervious material
(i .e . bu i-lding, pavement, etc.) This shows that the lot was considered as being fully
developed at sometime in the future . In the section labeled "Future Usage of Site" it states
that "The drainage facilities covered in this report are adequately s ized for possible future
expansion ." Upon review of this report , we concur with the findings of this report and
believe that the existing drainage facilities downstream of th is site are designed to
accommodate the proposed improvements for this site.
After the improvements are completed , runoff with in the site will generally follow current
flow paths . Current runoff from the site flows from the west to the east, thence to a storm
drain inlet located on the eastern side of the site , and thence into an underground storm
sewer which conveys the runoff to the east along Longmire Drive . The stormwater is then

discharged at the headwall of the CMP which cross under Longmire Drive . The existing
storm drain inlet located onsite may remain at its current position and be converted into
a grate inlet within the proposed east parking lot. The storm drain inlet may also be moved
to the west just outside of the proposed parking which will catch runoff from the western
portion of the site and from the proposed east parking lot. A site grading plan will be
provided by Ravey & Associates in the near future which will address the location of the
storm drain inlet and all proposed improvements.
We believe that the referenced report addresses and complies with the requirements of
the City's "Drainage Policy and Design Standards ."
