LOTS 2 AND 3 BLOCK 4 STORM DRAINAGE REPORT EDELWEISS BUSINESS CENTER, LOTS 2 AND 3 BLOCK 4 PROPOSED OFFICE BUILDINGS INTRODUCTION: This storm drainage report is intended to cover the necessary drainage infrastructure for the proposed development site improvements. The parameters used for design and the existing conditions of the on-site area are incorporated to show how the final drainage design will accomplish the desired drainage objectives per the City of College Station Drainage Policy and Design Standards (DPDS.) GENERAL LOCATION AND DESCRIPTION: The proposed office buildings are located in the southern portion of College Station. The project site includes two commercial lots located along Rock Prairie Road between Wellborn Road and Edelweiss Avenue. The lots are platted as Lot 2 and 3, Block Four Edelweiss Business Center. The site is undeveloped and is gently rolling with an average of 1.5% slopes. PRIMARY DRAINAGE BASIN DESCRIPTION: Most of the site drains to the eastern comer of Lot 3. A small portion of Lot 2 drains to the west. Storm water that drains to the east flows into the North Fork of Lick Creek. Storm water that drains to the west flows into the Bee Creek Tributary B . No portion of the site is within the 100 year flood plain per the Federal Emergency Management Agency Flood Insurance Rate Maps for Brazos County, Texas and Incorporated Areas STORM DRAINAGE REPORT PAGE I EDEL WEISS BUSINESS CENTER, LOTS 2 AND 3 BLOCK 4 effective July 2, 1992 (see Exhibit "A"). DRAINAGE DESIGN CRITERIA: All drainage design is in accordance with the City DPDS. The design rainstorm is the 10 year event. Flow calculations for all drainage areas are based on the Rational Method. The storage volume required for the detention facility is based on a triangular hydrograph (base = 3* Tc) and peak flows computed using the rational method. The required volume shall be determined by the Storage-Routing Analysis. DRAINAGE FACILITY DESIGN: The site will be served by a detention facility located along the property line fronting Rock Prairie Road. The pond will consist of an earthen berm with a low flow channel. A portion of the parking area will also detain water as part of the detention facility. The depth of water in the parking area does not exceed the design requirements of the DPDS . Exhibit "B" shows the proposed drainage areas for the pond. The five drainage areas shown were routed simultaneously through the detention fucility. All impervious area created by the buildings and parking lot will be captured and routed to the detention facility . The study point for the project is the outfall device of the proposed detention facility . The outlet device for the pond is 12" wide rectangular concrete flume. The top of the berm elevation is 334.38'. The small portion of Lot 2 that drains to the west remains unchanged with this project. The proposed detention pond routings shown in Exhibit "D-1" and "D-2" demonstrate how the pond will functioIL Exhibit "D-3" shows a stage storage and stage discharge curve for each pond. In all cases, including the 100 year event, storm water is released into public rights of ways or drainage easements and conveyed to the natural outfall. The drainage design for this site meets the requirements as stated in the City of College Station Drainage Policy and Design Standards.
