The Contractor shall take all necessary precautions to prevent silt and debris from leaving the immediate
construction site in accordance with the approved erosion control plan as well as the City of College
Station Drainage Policy and Design Criteria. The Owner and/or Contractor shall assure that all disturbed
areas are sodden and establishment of vegetation occurs prior to removal of any silt fencing or hay bales
used for temporary erosion control. The Owner and/or Contractor shall also insure that any disturbed
vegetation be returned to its original condition. placement and state. The Owner and/or Contractor shall
be responsible for any damage to adjacent properties, city streets or infrastructure due to heavy machinery
and/or equipment as well as erosion. siltation or sedimentation resulting from the permitted work.
Any trees required to be protected by ordinance or as part of the landscape plan must be completely fenced
before any operations of this permit can begin.
In accordance with Chapter 13 of the Code of Ordinances of the City of College Station , measures shall
be taken to insure that debris from construction, erosion, and sedimentation shall not be deposited in city
streets, or existing drainage facilities.
I hereby grant this permit for development of an area outside the special flood hazard area. All
development shall be in c ance with the plans and specifications submitted to and approved by the
City Engineer in the de opm t permit application for the above named project and all of the codes
nd ord· ances of the Co le e Station that apply.

Re: Site Plan Development

Attached you will find the «Revised Site Plan", 7 copies as you requested , and 2 additional copies for our files .
Accordingly we have addressed the previous comments made by staff, and I have addressed the issue of existing vs
new impervious cover below.
Arkitex Studios, our project architect, shows the following figures :
-Existing Impervious Cover (Total) = 11,066 sf
-(Existing gravel cover approx . l ,OOOsf) ~ tJ ~

-(Existing bldg .on east side 320sf)
Our current plans are to demolish and remove the existing impervious cover above, and install new impervious
cover as shown on the site plan.
-New Impervious cover to be installed @ fu. parking
@ rear parking
Total At this time
= 3,787sf
= 2,340sf
= 6,127sf
As you can see this is a net reduction in impervious cover by 11,066 sf -6,127sf = 4,939 sf (net reduction)
The gravel storage area is listed as Phase II to be developed later. I would note that the area shown is 4,550sf in
size, which is less than the 4 ,939sf of net reduced area on our present development plans noted above . My plans all
along as discussed with staff were to have this area of impervious cover approved with this site plan, because we
would still have an overall "net reduction" in impervious cover. For some reason this area I understand is not being
approved at this time, but the above paved areas are being approved, which will allow us to get started.
