RE: Edelweiss Estates Phase 7-B
Review Comments
Dear Jeff:
The following are responses to the comments and questions regarding the construction
plans and drainage report for Edelweiss Estates Phase 7-B.
Water and Sewer Study: The Water Distribution and Sewer Impact Study dated October 12 ,
1994 is still valid for the fire flow calculations. Enclosed with this
letter is an amendment to the study for the sewer line. Exhibit A and
Exhibit C have been revised based on the new street layout and sewer
line layout .
Storm Drain Sizing:
Comments Sheet 1:
Comments Sheet 3:
As noted, the original design calculations for the storm drain system
showed 21" RCP . The design was changed to eliminate 21" RCP.
Contractors frequently ask for substitutions since availability of 21"
RCP is limited. Included with this letter are the revised Exhibit C-3
which show the pipe size calculations for the revised pipes.
Placement of Fire Hydrants at the corner would not allow 500' hose
lay to the back of the houses at the end of the Cul-de-Sac. The fire
hydrants were located as close to the comers as possible given design
constraints such as lot lines and conflicts with sewer services.
The 25' PUE/PDE will be labeled correctly .
The storm drain flow line out is set at minimum elevation which is
normal design practice .
Comments Sheet 4: All elevations questioned are designed and labeled correctly. Services
that do not have a stack height labeled are assumed to have a
minimum stack height of 0.5'. This is shown on the Type I sewer

service detail on Sheet S2. This may have caused the confusion with
checking the Flow Line @ End elevations.

Re : Plans Check for Edelweiss Phase 7 - B
I have reviewed the construction plans that were provided to me on the a~ e referenced
subdivision. The plans include the items called for on the attach '2 checklist. The
information that was provided for review did not contain any engineers estimates nor a
Cl rainage study. Since they are tying into the storm sewer in phase 7 -C, I vi.ould assume
that you have this section covered in that drainage study.
There are no fire flows provided for this phase. -0
