After conferring with the City of College Station Fire Department Officials , we can agree to a
change of location of the fire hydrant scheduled to serve the new NAP A Auto Parts Store
currently under construction . This change will result in a considerable savings of line cost and
pavement replacement. As built plans will be provided to the City upon completion of the
project.

permit does not cover the construction of the water line and fire hydrant. The plan and
profile sheet must be submitted and approved prior to installation.
The Contractor shall take all necessary precautions to prevent silt and debris from leaving the immediate
construction site in accordance with the approved erosion control plan as well as the City of College
Station Drainage Policy and Design Criteria. The Owner and/or Contractor shall assure that all disturbed
areas are sodden and establishment of vegetation occurs prior to removal of any silt fencing or hay bales
used for temporary erosion control. The Owner and/or Contractor shall also insure that any disturbed
vegetation be returned to its original condition, placement and state . The Owner and/or Contractor shall
be responsible for any damage to adjacent properties, city streets or infrastructure due to heavy machinery

Any trees required to be protected by ordinance or as part of the landscape plan must be completely fenced

In accordance with Chapter 13 of the Code of Ordinances of the City of College Station, measures shall be
taken to insure that debris from construction, erosion, and sedimentation shall not be deposited in city
streets, or existing drainage facilities .

SUMMARY
This report outlines the drainage plan for the NAPA Auto Parts facility. The subject property site
is situated on the south access road of FM 2818 between the United States Post Office building
site and the Leon Sevcik Texaco Service Center. The development is established within Phase I ,
consisting of a 0. 784 acre tract out of Southwood Valley 19 , Lot 2R which will carry an address
of 1520 FM 2818 .
This tract will have traffic access off an existing 30' access easement on its east property line.
The site is currently undeveloped and vacant with the exception of native grasses and weeds .
The natural drainage of most of the site slopes to the southeast onto adjoining land owned by the
developer of this Phase I. Proposed runoff patterns will be altered to redirect approximately 56 %
of the developed area northwest to the FM 2818 right-of-way. The remainder (44%) of the area
will be left draining to the southeast.
The post-development runoff which is directed to the sheet flowage southeasterly has been
calculated to closely approximate the pre-development runoff from the entire tract , thus requiring
no detention. The post-development runoff which is redirected to FM 2818 right-of-way will be
handled by the existing drainage structures of the TexDOT. The flows run from the drainage
ditch through a 24" pipe to another ditch , a box culvert under Texas Avenue and thence to Bee
Creek. As we demonstrate, the additional post development 3 .26 cfs contributed to the system is
trivial and will have no measurable effect.
The drainage model is presented in three basic parts : the project site as a whole , the project site
draining southeast, and the project area draining northwest. 'Relevant calculations are provided in
the appropriate section of this report according to the scenario modeled . An additional section is
also included to verify the capacity and capability of the TexDOT structures affected.
SECTION 1 PROJECT SITE CALCULATIONS
The fust section covers drainage information relating to the site as a whole and establishes the
peak runoff in pre-development condition and demonstrates that the post-development runoff
conditions to the southeast do not exceed the pre-development runoff conditions from the entire
tract , thus indicating no requirement, for detention and no change in runoff discharge methods
(sheet flow). This is accomplished by regrading the site and directing drainage flows from the
front of the site to the FM 2818 right-of-way.
SECTION2
This section treats the premise above with the necessary calculations. In as much as no detention
is being provided no routing diagrams are included.

SECTION 3
This section treats the premise above and demonstrates by calculation the results on runoff
created by the proposed development pattern to the northwest. TexDOT right away will be
examined to verify that the small additional runoff created by this development can be adequately
handled by the existing drainage structures.
CALCULATIONS:
These calculations are summarized according to the following methodology . Based on the use of
the Rational Method (Q=CIA) where 11 Q 11 is the runoff, 11 C 11 is the coefficient (assumed to be .40
in pre-development condition), 'I 11 is the storm intensity in inches/hour for each selected
frequency and 11 A 11 is the drainage area in acres . We will assume a ten minute time of
concentration and a post-development 11 C 11 of 0.86 to develop the post-development discharge

Tabulations of the pre-development and the post-development hydrographs are provided. The
hydrographs are triangular in shape and are based on the standard SCS unit hydrograph with time
to peak set to equal the time of concentration and the total base time set 3 .00 times the time of
concentration. (Please note that a 30 minute storm event duration was utilized exclusively
throughout this report due to the nature and the relative size of the project). Comparison of the
pre-development discharge rates are included. By regrading the site the post-development 11 Q 11 's
on approximately 44% of the site draining to the southeast are approximately equal to the pre-
development 11 Q 11 's of the entire site originally draining in that direction.
SECTION2
This portion of the tract now sheet drains to the south eventually reaching a culvert under
Longmire Street thence to the creek system. The proposed project does not change this pattern or
the amounts of runoff contributed in the pre-development condition.

The building proposed on this site has a gross roof area of 6300 square feet or 0 .1446 acres and
the drainage from the roof will be directed to the northwest by gutters , roof drains , downspouts
and surface grading and is included in the calculations above.
The grading plan attached to this report will indicate the approximately 15 ,000 square feet of Lot
2R to be drained to the southeast and also the area to be drained into the FM 2818 right-of-way .
And also the area to be drained in to the 2818 R.O .W .
Currently the access road of FM 2818 has a curb and gutter only on the private property side of
the roadway and the pavement cross drains to a ditch section between the access road and the
northeast bound main lanes which transports the runoff to a 24 inch receiving culvert. the
receiving culvert has a calculated capacity of 21 c.f.s. The runoff from the front portion of Lot
2R will sheet drain across the existing curb and onto the access road pavement contributing 3 .26
c.f.s. to this culvert location at a ten y ear frequency .

The topography indicated a total drainage area into this pipe of 4.12 acres with a calculated
runoff for a ten year frequency of 17.40 c.f.s. using a ten minute time of concentration.
