When all parts of the drainage area @ are developed, the present detention basin will still detain enou h stormwater to prevent e ove ow o exas venue. is shou d be ad~quate dunng a 100 year storm, since adjoining structures are well above this elevation. The real estate office downstream of Brothers Boulevard has a floor elevation of 3' above the centerline of Texas Avenue at Brothers Boulevard and the Sonic Drive-Inn has a patio slab elevation 3.5' above the top of pavement at the detention basin outlet. The Owner and/or Contractor shall also insure that any disturbed vegetation be returned to its original condition, placement and state. FROM: Stacy King RE: Detention for Proposed Schlotzsky's Post Office Box 4234 Bryan, Texas 77805 The following documents that Schlotzsky's does not need to have on site detention. The information was taken from the "Drainage Report for Southwood Plaza Detention Basin" prepared by Joe Orr, Inc. for the proposed Albertson's Center. Review of Report The report concludes that "when all parts of the drainage area are developed, the present detention basin will still detain enough stormwater to prevent the overflow of Texas Avenue (p.11 )". This conclusion was based on an analysis of the detention pond using the Modified Rational Method. The assumptions made for the analysis consisted of a time of concentration of 15 minutes (p.9) and a composite C-value of 0. 7 (p.10). The results of the detention pond analysis for fully developed site conditions show that the Maximum Storage Volume needed is 0.84 (acre-ft) (p.10). The capacity of the detention pond is 0 .89 (acre -ft) (p.6). Schlotzsky's Site The proposed Schlotzsky's site has a C-value of 0. 74 which violates the assumed C-value of 0. 7 made in the report. However, the capac ity of the present detention pond, 0.89 (acre-ft), exceeds the Maximum Storage Volume needed for fully developed conditions, 0.84 (acre-ft).
