The legal description is Churchill Estates, Block One, Lot One Four. The proposed improvements include the construction of four single family residential lots and utility improvements . The existing site is a vacant 0.5022 acre tract of land . The latest Federal Emergency Management Agency (FEMA) Flood Insu rance Rate Maps shows that no portion of the tract is in the reg ulatory 100 -year flood plain. The site is zoned R-1 and is being developed by Oakwood Custom Homes, 1911 Texas Avenue South, College Station , Texas, 77840, Bill Bruson (409)696-7206. PROPOSED DRAINAGE: An ana l ysis of the adjacent street water surface elevation was used to determine impacts to the surrounding streets. The results show that the additional flow gen erated by the proposed improvements will not change the water surface elevation dramatically and therefore, detention is not required nor planned for the site . Storm runoff calculations for pre and post - development conditions has been i n cluded for rev i ew. CON CLU SION : This project is in compliance with the City's Stormwater Design Standards.
