grading plan for the Quality Suites Hotel project . The grades
were revised to match elevations incorrectly constructed by
the contractor, and to lower the ground near the building to
accomodate a different type of finish on the exterior of the
hotel, as directed by the architect. If you have no guestions
regarding the revisions, please distribute to the inspector and
return three (3) to me. If you have comments, please let me
know and I will gladly respond. As you are probably aware,
the contractor is anxious to pour this area, so any efforts
to expedite this request is appreciated .

This permit is valid for site construction 1lS shown on the approved site plans.
The Contractor shall take all necessary precautions to prevent silt and debris from leaving the immediate
construction site in accordance with the approved erosion control plan as well as the City of College
Station Drainage Policy and Design Criteria. The Owner and/or Contractor shall assure that all disturbed
areas are sodden and establishment of vegetation occurs prior to removal of any silt fencing or hay bales
used for temporary erosion control. The Owner and/or Contractor shall also insure that any disturbed
vegetation be returned to its original condition, placement and state. The Owner and/or Contractor shall
be responsible for any damage to adjacent properties, city streets or infrastructure due to heavy machinery
and/or equipment as well as erosion, siltation or sedimentation resulting from the permitted work.
Any trees required to be protected by ordinance or as part of the landscape plan must be completely fenced
before any operations of this permit can begin.
In accordance with Chapter 13 of the Code of Ordinances of the City of College Station, measures shall be
taken to insure that debris from construction, erosion, and sedimentation shall not be deposited in city
streets, or existing drainage facilities .
I hereby grant this permit for development of an area outside the special flood hazard area. All
development shall be in accordance with the plans and specifications submitted to and approved by the
City Engineer in the development permit application for the above named project and all of the codes and
ordinances o the Ci f College Station that apply. /'_

Dear Paul,
May 21, 1997
In response to your question regarding the concentration of flow on the Quality Suite Hotel project, we
have calculated the exiting velocities at the proposed outlets and compared them to the existing velocity
that occurs on the adjacent undeveloped property. Using Table III-2 of the City of College Station
Drainage Policy and Design Standards, the velocity for natural grasslands at a 4 .0% slope would be 2.5
ft/sec . The velocities calculated at the property line are at or below the 2.5 ft/sec criteria. If this does not
answer your question, please call so that we may clarify.

In response to your letter of December 30th, Veronica Morgan and I met with TXDOT yesterday
regarding potential median openings to be included as part of their FM 60 widening project. As I
previously mentioned, TXDOT will not finalize the locations of median openings until they have ·
conducted ·block• meetings to get input from all affected property owners along University Drive.
In light of the o~oing new development of Quality Suites, we have requested that TXDOT
conduct the block meetings as soon as possible and that the first meeting held be for the section
of University Drive between E. Tarrow and Lincoln Drive.
With respect to your request for a median opening at the Cedar Creek I Quality Suites common
driveway, I think it is a location that merits serious consideration. TXDOT has indicated that in
order for the median opening be located at this driveway, it may require that grading work be
done on University Drive in order to improve the driveway's sight distance. It is our
understanding that this additional grading work is currently not included in their budget for this
project, but that they are considering it.
Since the exact location of the median cuts will not be determined until a future date, you may
want to consider changing the planned right-in right-out driveway to a full service driveway in
order that a median cut could potentially be provided at this location . This is not to say that a
median cut would not be considered if a right-in right-out driveway were constructed, but it could
save your client the expense of having to build the triangular median island . If removing the
right-in right-out restriction requires a new TXDOT driveway permit, the City will certainly support
this request and do everything we can to expedite it.
We can discuss more of the details of the med ian cut options for this property and clarify the
status of the driveway perm it when we meet later this week. If I can be of further assistance,
