The Owner and /or Contractor shall also insure that any disturbed vegetation be returned to its original condition , placement and state . The Owner and/or Contractor shall be responsible for any damage to adjacent properties , city streets or infrastructure due to heavy machinery and/or equipment as well as erosion , siltation or sedimentation resulting from the permitted work . The requirements issued in the Uniform Design Guideline Manual were incorporated into the water system design to provide a distribution with adequate flows and pressures . The analysis was performed using WaterCAD as developed by Haested Methods. General Location and Description: The proposed development is located in the northern portion of College Station, northwest of the University Drive and Highway 6 intersection. The project site contains one commercial lot that encompasses two retail buildings . The property is platted as Lots 1AR-1 & 1AR-2, and zoned as C-1 General Commercial. The 14.4 acre site is previously undeveloped grassland with an average slope of three (3) percent. The development site is owned by the Christon Company, which can be contacted at 15900 Dooley Road, Addison , TX 75001 . Primary System Description: The existing water system near the site consists of a twelve (12) inch water main that runs west , north , and east of the property. The existing system provides water for an existing Home Depot located east of the property . A proposed eight (8) inch water line will be constructed through the site which will connect to both the existing main running east of the property and the existing main located west of the property. The proposed eight (8) inch line will service the proposed fire hydrants located in front of the proposed buildings . The retail facilities will be provided with water from the existing twelve (12) inch main located behind (north} of the buildings . The mechanical engineer calculated peak demand usage at the facilities using the Fixture Count Method . The western most building (Building "A") was estimated to have 87 .75 fixture units which is equivalent to a peak daily flow of 84 .3 gallons per minute (gpm). The fixture unit count for the eastern building (Building "B") was determined to be 47 .75 , equivalent to a peak daily flow of 49 gpm . Building and fire hydrant locations are shown in Exhibit A. The fire demands for the proposed development were estimated using both the Un iform Design Guideline Manual and the 2000 International Building Code . The proposed retail buildings enclose 22 ,850 square feet in Building "A" and 28, 150 square feet in Building "B". The type of construction as per the 2000 International Building Code is Type llB . Table B105.1 of the 2000 International Fire Code indicates that a building with 22 ,850 sf. of fire area has a minimum required fire flow of 3,250 gpm for a three (3) hour duration. The Uniform Design Guideline Manual requires at least 2,500 gpm for public hydrants in commercial areas . Since the International Fire Code requirements were more conservative they were used as the design parameters . The City of College Station allows a reduction in the required fire flow of fifty (50) percent when the building is provided with an approved automatic sprinkler system installed in accordance with Section 903 .3.1 .1 or 903 .3.1.2 of the International Fire Code . Therefore the minimum required fire flow can be reduced to 1,625 gpm for Building "A" and 1, 750 gpm for Building "B" since a sprinkler system meeting these requirements will be provided . Three (3) proposed and one (1) existing fire hydrants were provided for the site in accordance with Table C105 .1 of the 2000 International Fire Code . The system was designed to provide a minimum of 844 gpm to each hydrant concurrently in the event of a fire. In addition , the peak daily demand and the fire flow for the sprinkler system were provided along with the fire hydrant demands . The sprinkler system demand flows , provided by the MEP , were calculated to be 750 gpm for Building "A" and 1,500 gpm for Building "B". Domestic Water System Design Criteria: All design associated with the domestic water system improvements and with the proposed retail buildings is in accordance with the Uniform Design Guidelines for Domestic Water . The domestic water system design is based upon the required demands for normal operation and in the case of fire . The supply lines to the facility are polyvinyl chloride pipe (PVC). The PVC pipe shall be pressure class 200 DR14 (meeting AWWA C909 standards) for sizes 6 through 12 inches . Ductile iron fittings shall be used as necessary. All fittings shall be wrapped with eight-mil polywrap and sealed on the edges with an approved tape . The water distribution system proposed for the retail buildings was sized using WaterCAD software developed by Haested Methods . The design flow calculations were based upon the following criteria : 1) peak daily flow of 85 gpm for Building "A" and peak daily flow of 49 gpm for Building "B," 2) four (4) fire hydrants with a design flow of 844 gpm each, and 3) fire flow of 750 gpm for Building "A" and fire flow of 1,500 gpm for Building "B". The line sizes were chosen for this analysis such that the residual pressure is no less than 20 pounds per square inch (psi) and velocities do not exceed 12 feet per second (fps) during the fire flow in both the existing and proposed mains. Water System Design: The proposed development is encompassed on the west , north , and east side by an existing twelve (12) inch water main . A proposed eight (8) inch main will be constructed across the site and connect to both the east and west existing mains. Two proposed (2) fire hydrants will be provided in front of the buildings and will be serviced by the proposed water main . A third proposed fire hydrant will be constructed at the back of the buildings along with an existing hydrant that ties into the existing twelve (12) inch main. The retail buildings will also be serviced by the existing main located behind the facilities . The attributes of the system are depicted in Tables 1 and 2. The City of College Station provided flow test reports as shown in Exhibit B. The test results indicate that fire hydrant G-063 has an estimated flow rate of 1455 gpm with a residual pressure of 100 psi at fire hydrant G-085 . Likewise, fire hydrant G-064 has an estimated flow rate of 1550 gpm with a residual pressure of 102 psi at fire hydrant G-065 . These values were used to simulate the existing pressure in the model. The WaterCAD model simulated the proposed demand conditions that could occur at each retail building. The model indicates that the proposed distribution system will supply adequate water to the facility during high demand situations without significant pressure loss.
