The purpose of this report amendment is to document the revised detention pond configuration.
The revised configuration will achieve a similar level of excess storm water runoff attenuation as the
original desi gn documented in the June 2005 drainage report (see Appendix Al for revised pond plan).

The defined pond characteristics documented in the original report (see Table 10 , page 10 of
original report) are revised as follows:

The following table summarizes results of ultimate development storm water routing & can be used
to compare results to pre development peak discharge rates from the Project Area Outfall (pre
de velopment table located in Appendix A2). Refer to Appendix A3 "Detention Routing Calculations -
Post Development Conditions" for computation summary and graphical representation of hydrogra phs and
pond water surface elevations.

Storm Sewer:
As stated in the original report , the storm sewer syste m was designed to accommodate the post
developed runoff from the Project Area. The design storm is the 25 yea r event. Additionally. the 2-48"
RCP portion of the storm sewer extending from the detention pond to the west boundary line of the BDC
Properties tract accommodates existing conditions , off site runoff.

The storm sewer system was re-analyzed with the revised pond, peak water surface elevations
as the starting tailwater. The following table summarizes the inlet characteristics , contributing flow rates ,
and hydraulic grade line elevations for the 25 year event.

Contributing Q is the combined contributing Q from I-BDC-1 & I-BDC-2 .. These two inlets are not
included as part of a formal design to date . 30" RCP stub outs have been included in design plans to
accommodate future inlets if deemed necessary. Inlet capacity sized to accommodate 1 acre of
commercial de v elopment runoff ( Cave=O. 8 7) at 3" ponding depth.

CONCLUSIONS:
The detention pond and storm sewer system comply with the City of College Station Drainage
Policy and Design Standards. The detention pond detains through the 100 year storm event and the
storm sewer system does not exceed the maximum storage depths for parking and landscaped areas.

Criter ia. If it is determ ined the prescribed eros ion control measures are ineffective to retain all sediment onsite , it is the
contractors respons ibility to irnpfement measures that will meet City, State and Federal requirements. The Owner and/or
Contractor shall assure that all disturbed areas are sodden and establishment of vegetation occurs prior to removal of any
silt fencing or hay bales used for temporary erosion control. The Owner andfor Contractor shall also insure that an y
disturbed vegetation be returned to its original condition , placement and state. The Owne r and/or Contractor shall be
responsible for any damage to adjacent properties, city streets or infrastructure due to heavy machinery and/or equipment
as well as erosion, sll tation or sedimentat ion resulting from the permitted work .
rn accordance with Chapter 13 of the Code of Ordinances of the City of College Station, measures shall be taken to insure
that debris from construction, erosion , and sedimentation shall not be deposited in city streets, or existi ng drainage
facilities .

Accompanyi ng this memo is a revised site plan submittal package. Revisions are
clouded and generally summarized as follows:
• Splitting Phase 2 into Phase 2A & Phase 2B
• Shifting the Tarrow driveway to center the BOC Properties/University Town
Center Property Line (Cross Access Agreement currently being drafted for
signature by both property owners)
• Additional Parking resulting from the driveway shift
• Public Electric line routing revisions (coordination with City of College
Station Utilities has already taken place)
• Lengthen ing of waterline stub out to BOC tract
• Raise existing SSMH lids to match proposed top of roadway pavement
• Shift in some of the private s ite lighting fixtures
Based on the splitting of Phase 2 , I am requesting on behalf of the Owner, Sahara
Realty Group, Ltd ., that the current Development Permit for Phase 2 be terminated and
replaced with a Development Permit for Phase 2A and a separate Development Permit for
Phase 2B .

Thanks for meeting with City staff earlier today concerning building
permits and site plan issues related to Abuelos restaurant in Phase 28 ,
Univers ity Town Center. I wanted to follow-up with a summary of our
discussion .
Slab only permit: The City is willing to issue a slab only permit for
Abuelos provided the site issues identified in the meeting are resolved .
This includes finalizing the location of the backflow prevention device
for the fire sprinkler system and reconciling the civil/architectural
plans. The contractor also needs to amend the building permit
application to request a slab only.
Full building permit: The City will issue a full building permit for
Abuelos after~. To date , the primary issue delaying
site plan approval has been the TxDot permits..for the two access points
on University Drive East. It is my understanding that you are working
with a consultant to expedite the driveway permit process through TxDot.
Certificate of Occupancy (CO): A temporary or permanent CO will be
issued for Abuelos after the structure and site are found to be in
compliance with City codes and ordinances (this includes parking areas ,
landscaping , drives , etc.). We acknowledge that the other structures
P.roposed in phase 28 may not be complete at the time a CO is issued far
Abuelos . We also realize that the detention area may not be 100%
comp leti However, the detention area must be fully functioning as
~termined by City engineers prior to the issuance of a CO. '

University Town Center -Replat
Attached is a pdf version of the proposed revisions to the replat that was previously approved at P&Z . The
revisions are as follows :
1. Revision to the Private Access Easement at the Tarrow side commercial driveway
2 . Shifts in various portions of the Public Utility Easements to cover as-built utility locations
3. Addition of dimensions and detail insets dimensioning in greater detail existing easements (sheet 4)
I am hoping the revisions will not require another submittal to P&Z as we are not adding nor removing
easements that weren't on the original approved version .
