Contractor shall prevent silt and debris from leaving the site in accordance with the City of College Station Drainage Policy and Design Criteria. Owner and/or contractor shall be responsible for any damage to existing city streets or infrastructure due to heavy machinery and/or equipment. This permit, being temporary, is valid only w ithin sixty (60) days of the date shown below, and is not intended to allow the complete development of the site as proposed . Any work performed after the expiration of this permit is not covered, and is considered unauthorized . In accordance with Chapter 13 of the Code of Ordinances of the City of College Station, measures shall be taken to insure that debris from construction, erosion, and sedimentation sh all not be deposited in city str eets , or existing drain:>.ge facilities . I hereby grant this permit for development of an area outside the special flood hazard area. All development shall be in accordance with the plans and specifications submitted to and approved by the City Engineer in the development permit application for the above named project and all of the codes and ordinances of the City of College Station that apply. Box 9960 College Station, TX 77842 RE: COLLEGE STATION ASSISTED LIVING FACILITY EDELWEISS ESTATES , PHASE 3-ADRAINAGE I Drainage Report for Edelweiss Estates (Jan., 1995 , Revised-April, 1995) & Drainage Letter dated November 15 , 1995 Dear Veronica: As you know, a revised Site Plan has been submitted by a different design/build contractor on the above referenced project. Consequently, this letter/report will replace the November 15 , 1995 drainage letter in your files. In keeping with the requirements of the Drainage Ordinance, this letter co vers the specifics of the drainage design of the subdivision called Edelweiss Estates, Phase 3-A. Although the area is platted in this phase, the overall drainage scheme is covered in detail in the above referenced Drainage Report for Edelweiss Estates, January, 1995 , Revised-April, 1995. The }'roject is located on the east side of Victoria Avenue north of Graham Road. The referenced drainage report addresses the general location and description , primary drainage basin, and existing secondary drainage basin description for the watershed. Per the Drainage Report, the area is included in Drainage Area Number 7 (See Exhibits D-2 through D-4). The Drainage Report was completed before we knew the specifics of the development of this tract. The characteristics of the undeveloped tract comply with a curve number of75 and a lag time of .57 hours. The developed tract was assigned a curve number of 92 and a lag time of .16 hours. Now that the specifics of the development are known, it is apparent that the developed curve number and lag time are very conservative. The estimates are still appropriate since we do not know the nature of the development of the other tract in Drainage Area Number 7. As demonstrated in the report, and as a result of the detention provided upstream, no detention is required with the development of this tract. In order to keep peak flows at manageable levels , the storm water management plan for the subdivision depends on the un-impeded release of storm water from areas downstream of the detention facility. 1722 Broadmoor , Suite 21 o • Bryan , Texas 77802 • (409) 776 -6700 • FAX (409) 776-6699 EDELWEISS ESTATES , PHASE 3-A DRAINAGE LETTER/REPORT 3/4/96 PAGE2 Enclosure "A'', Site Drainage Map, illustrates the site with the drainage facilities labeled. Enclosure "B" indicates the runoff calculations for each area. Enclosure "C" depicts the sizing of the flumes for Drainage Areas "B" and "C". Calculations for the flumes were based on the peak discharge of a 25-year storm frequency. The courtyard outlet pipe and flume (Drainage Area "A") was designed to accommodate the 100-storm frequency. Sheet 1 of the Grading Plan for the College Station Assisted Living Facility shows the proposed concrete flume section. All of the assumptions listed (see page 7 and 8) in the referenced Drainage Report are still appropriate. The design of these facilities comply with the Drainage Report and the City of College Station Drainage Policy and Design Standards. Should you have any questions , please advise .
