Ref: Two Lincoln Place subdivision
Request for alley rerouting
To provide a more desirable site for the construction of eleven (11) homes at the
Two Lincoln Place subdivision, it is requested that the platted alley routing be
modified. The proposed modified routing, more closely follows the west boundary
of the subdivision in order to encircle all lots within the subdivision. The proposed
configuration is shown by drawing attached hereto.
Since construction is in progress, it is requested that the modified placement of the
alley be allowed to proceed immediately, with plat modifications to follow.
There are no changes proposed other than the alley placement. Lot lines will not
change, nor will drainage and detention facilities or utilities easements. Neither the
alley nor the homes will be placed in a location that will modify or obstruct the
function of those facilities. Only 11 homes will be built (lots 2 through 12) and lot
#1 will be used to accommodate the alley . No other changes are anticipated.
Re-platting, or other appropriate administrative procedures required by you, will
commence immediately upon approval of alley re-routing.

A subdivision replat drawing is submitted herewith, for "Two Lincoln Place"
subdivision. The replat proposes two modifications:
1. Rerouting of the west end of the alley which serves as residential access
for all lots within the subdivision.
2. Reduction of lot count from 12 to 11 .
With these changes, all utilities and utility easements are unchanged. ·t

t_ ·in nature and ·oan . The alley is rerouted in such a manner that allows it to stay l\~-
at the top of the stormwater ditch-bank at the location and elevations already V' Cl~;p
approved in the original Two Lincoln Place plat. The stormwater easement line ~
along the west side of the alley has been modified slightly to conform more closely
with the edge of the alley but. the originally platted stormwater flow area is not
changed. The square-footage of the stormwater easement is essentially the same.
Stormwater run-off is only changed in volume by an amount that corresponds to the
elimination of one house and drive (approx. 3,000 sf) and the addition of
approximately 250 square feet of alley area. The net effect is less ground cover,
therefore, more ground absorption. The remaining stormwater run-off will still be
directed to the stormwater detention area as originally planned except a slightly
larger drainage area within the alley will route through the detention pond , providing
more flow control than originally provided.
The lot count reduction is accomplished by combining all of the original lots 1 and
2 into the proposed lot 1. None of the original lot lines have been changed, only the
lot line between the original lots 1 and 2 has been eliminated.
