TYPE OF DEVELOPMENT:
This permit is valid for relocation of water, wastewater, and electrical services and
sidewalk layout corresponding to the resubdivision of Lots 1-15 of Block E into 5 larger
lots (JR -5R).
Contractor shall prevent silt and debris from leaving the site in accordance with the
City of College Station Drainage Policy and Design Criteria. Owner and/or contractor
shall be responsible for any damage to existing city streets or infrastructure due to
heavy machinery and/or equipment.
In accordance with Chapter 13 of the Code of Ordinances of the City of College
Station, measures shall be taken to insure that debris from construction , erosion, and
sedimentation shall not be deposited in city streets, or existing drainage facilities.
I hereby grant this permit for development of an area outside the special flood
hazard area. All development shall be in accordance with the plans and specifications
submitted to and approved by the City Engineer in the development permit application
for the above named project and all of the codes and ordinances of the City of College
Station that apply.

I am writing this letter to provide you with a punch list of items remaining on two of your
projects in College Station. In addition to the building code requirements, the following
items must be taken care of prior to issuance of a certificate of occupancy or releasing the
guarantee bond.
EASTMARK SUBDIVISION
It ems remaining prior to issuance of a C. 0.:
The existing utilities for all five lots must be relocated according to the approved
relocation plan . These relocations must be inspected by the City .
The existing transformer boxes along Colgate Drive must be adequately screened
from the right-of-way .
Items remaining prior to releasing the guarantee bond:
Streetscape elements must be installed along Colgate and Cypress Drives . These
elements must also be installed at the corner of Cypress Drive and Kalanchoe
Court to screen the proposed parking areas so that they are not visible from
Colgate Drive. Submit a plan addressing this requirement to be reviewed and
approved by staff prior to installation.
Provide a sidewalk along Colgate Drive to connect with the existing sidewalk
along Cypress Drive . Submit the construction documents for the required
sidewalk to be reviewed and approved by staff prior to installation . The sidewalk
must be inspected during construction .

Screen the parking areas from Dexter and Medina Drives .
The detention pond must be completed in accordance with the approved plans .
If utility service lines are currently in place, submit a utility relocation plan for all
lots showing the location of the existing service lines and how they will be
relocated to serve the subject lots . All utilities must be completed , inspected and
accepted by the City.

Streetscape elements must be installed along the frontage of Southwest Parkway.
Submit a plan addressing this requirement to be reviewed and approved by staff
prior to installation .
Provide sidewalks along Dexter and Medina Drives . Submit the construction
documents for the required sidewalks to be reviewed and approved by staff prior
to installation . The sidewalks must be inspected during construction .
