Property Description This tract is a total of 19 .33 acres and is currently unimproved. This property consists of Lots 1 & 2 and a dedicated RO.W. for Central Park Lane extension. The lots are 11.44 acres, 6.85 acres, and 1.04 acres respectively. Lots 1 & 2 of Windsor Point are zoned R-5 and will be utilized for an apartment complex. Primary Drainage Basin Description The tract sheetflows southeast at a slope of approximately 1 %. The runoff eventually flows into the Krenek Tap Road drainage system and southwest into an intermittent stream under Krenek Tap Road. This project does not propose significant changes to these patterns since there have been no site specific flooding problems noted in the existing conditions. The tract does not lie in the floodp~ or floodway according to FEMA-FIRM Maps 48041C0144C (July 2, 1992). Lot 1 (South) Drainage Facility Design The project proposes improving 5.61 acres of Lot 1 which will result in an additional 21.54 c.fs. of runoff during the 10-year storm event. A rectangular weir 1.65 feet wide will be constructed at the outlet to limit the outflow to be less than that of the 10-year storm for all events of greater magnitude. The runoff will then flow under Central Park Lane to curb inlet at the outlet of Lot 2 and then will be piped to the storm system on Krenek Tap Road. Lot 2 (North) Drainage Facility Design The project proposes improving 3.38 acres of Lot 2 which will result in an additional 17. 48 c.f s. of runoff during the 10-year storm event. A rectangular weir 2 feet wide will be constructed at the outlet to limit the outflow to be less than that of the 10-year storm for all events of greater magnitude . The runoff will then be piped to the storm system on Krenek Tap Road. Off site Drainage Design Drainage will leave this site in a 36" RCP at a 0. 75% grade to tie into the system at Krenek Tap Road. This pipe will run parallel to the proposed future extension of Central Park Lane. At the upstream property line of the existing church the RCP will increase in size to a 42" RCP at . 72% grade to accommodate all to the road drainage and S. Madison's pre-existing 10 year storm drainage. Then in a parallel easement the RCP will complete its route to Krenek Tap Road. At Krenek Tap Road the drainage structure will change direction and flow to the southeast in a 42" RCP at 0.61 % grade to tie into the existing system (See Offsite Drainage Design Plan & Profile Sheet). The existing system ties into an intermittent stream which is a tributary of Carter's Creek. Conclusions The proposed weirs will limit the runoff to the 10-year pre-development quantities and there is adequate storage capacity on-site to detain the excess runoff in the detention areas. The design depicted is well within the standards of good practice and of the City of College Station Drainage Policy. Jeter : It has been brought to my attention that the development of your apartment complex has created drainage problems on the adjacent Church of Christ property . Through my inspection of site conditions I noticed a berm near Building 4 and the "Tot Lot" that was not shown on the Grading Plan submitted by Municipal Development Group (MDG), the engineering firm for this project. I have included a copy of MDG 's grading plan with the subject area identified . This berm is impounding water on the adjacent church property and must be corrected immediately . Please notify this office by March 14 , 1997 as to your work schedule and completion date . If you fail to comply with this request , the City will begin enforcement actions . Property Description This tract is a total of 19 .33 acres and is currently unimproved. This property consists of j Lots 1 & 2 and a Jdicated RO.W. for Central Park Lane extension. The lots are 11.44 acres, 6 .81acres, and 1.04 acres respectively. Lots 1 & 2 of Windsor Point are zoned R-5 and will be utilized for an apartment complex. Primary Drainage Basin Description The tract sheetflows southeast at a slope of approximately 1 %. The runoff eventually flows into the Krenek Tap Road drainage system and southwest into an intermittent stream under Krenek Tap Road. This project does not propose significant changes to these patterns since there / have been no site specific flooding problems noted in the existing conditions. The tract does not lie in the floodplain or floodway according to FEMA-FIRM Maps 48041C0144C (July 2 , 1992). Lot 1 (South) Drainage Facility Design The project proposes improving 5.61 acres of Lot 1 which will result in an additional J 21.54 c.fs. of runoff during the 10-year storm event. / -~~ ~ _(I' 'ri c.pa ·, ~ .,....r A rectangular we~ wide will be constructed at the outlet to limit the outflow to be less than that of the 10-year storm for all events of greater magnitude. The runoff will then flow under Central Park Lane to curb inlet at the outlet of Lot 2 and then will be piped to the storm system on Krenek Tap Road. Lot 2 (North) Drainage Facility Design i e project proposes impro · 3 .38 acres of Lot 2 which will result in an additional 17.48 c.fs. of runoff during the -ear storm event. r /V,; et wide will be constructed at the outlet to limit the outflow to be less than that of the 10-year storm for all events of greater magnitude. The runoff will then be piped to the storm system on Krenek Tap Road. • Off site Drainage Design • Drainage will leave this site in a 36" RCP at e grade to tie into the system at Krenek Tap Road. This pipe will run parallel to the proposed future extension of Central Park ,, Lane. At the u -·-pt operty line of the existing church the RCP will increase in size to a 42" .. RCP a . 77° grade to accommodate all to the road drainage and S. Madison's pre-existing 10 - year storm drainage. Then in a parallel easement the RCP will complete its route to Krenek Tap I I Road. At Krenek Tap Road thj draf age structure will change direction and flow to the southeast .\I\ io in a 42" RCP at .57% ade to tie ~to the existing system (See O:ffsite Drainage Design Plan & Profile Sheet). The existing system ties into an intermittent stream which is a tributary of Carter's Creek. Conclusions , there is adequate storage capacity on-site to detain the excess runoff in the detention areas. Tue design depicted is well within the standards of good practice and of the City of College Station Drainage Policy. Windsor Pointe Apartments General Location Tue tract to be developed is located on both sides of the future Central Park Lane extension at the intersection of Central Park Lane and Southwest Parkway. Property Description This tract is a total of 19.33 acres and is currently unimproved. This property consists of Lots 1 & 2 and a dedicated RO.W. for Central Park Lane extension. Tue lots are 11.44 acres, 6.85 acres, and 1.04 acres respectively. Lots 1 & 2 of Windsor Point are zoned R-5 and will be utilized for an apartment complex. Primary Drainage Basin Description The tract sheetflows southeast at a slope of approximately 1 %. Tue runoff eventually flows into the Krenek Tap Road drainage system and southwest into an intermittent stream under Krenek Tap Road. This project does not propose significant changes to these patterns since there have been no site specific flooding problems noted in the existing conditions. The tract does not lie in the floodplain or floodway according to FEMA-FIRM Maps 48041C0144C (July 2 , 1992). Lot 1 (South) Drainage Facility Design The project proposes improving 5.61 acres of Lot 1 which will result in an additional 21.54 c.f s. of runoff during the 10-year storm event. A rectangular weir 2 feet wide will be constructed at the outlet to limit the outflow to be less than that of the 10-year storm for all events of greater magnitude . The runoff will then flow under Central Park Lane to curb inlet at the outlet of Lot 2 and then will be piped to the storm system on Krenek Tap Road. Lot 2 (North) Drainage Facility Design The project proposes improving 3.38 acres of Lot 2 which will result in an additional 17.48 c.fs. of runoff during the IO-year storm event . A rectangular weir 1.65 feet wide will be constructed at the outlet to limit the outflow to be less than that of the 10-year storm for all events of greater magnitude . The runoff will then be piped to the storm system on Krenek Tap Road. Off site Drainage Design Drainage will leave this site in a 36" RCP at a 0. 77% grade to tie into the system at Krenek Tap Road. This pipe will run parallel to the proposed future extension of Central Park Lane . At the upstream property line of the existing church the RCP will increase in size to a 42 " RCP at . 77% grade to accommodate all to the road drainage and S. Madison's pre-existing 10 year storm drainage. Then in a parallel easement the RCP will complete its route to Krenek Tap Road. At Krenek Tap Road the drainage structure will change direction and flow to the southeast in a 42 " RCP at 0.57% grade to tie into the existing system (See Offsite Drainage Design Plan & Profile Sheet). The existing system ties into an intermittent stream which is a tributary of Carter's Creek. Conclusions The proposed weirs will limit the runoff to the 10-year pre-development quantities and there is adequate storage capacity on-site to detain the excess runoff in the detention areas. The design depicted is well within the standards of good practice and of the City of College Station Drainage Policy.
