OWNER: Pete Normand. DRAINAGE BASIN: Bee Creek- TYPE OF DEVELOPMENT: This permit is valid for the construction of Southwood Forest Phase V subdivision as shown on the approved plans. Contractor shall install erosion control as necessary to keep silt and debris on site. Contractor shall take all necessary precautions to prevent silt and debris from leaving the site in accordance with the City of College Station Drainage Policy and Design Criteria. Contractor shall assure that all disturbed areas are seeded or sod and establishment of vegetation occurs prior to removal of any silt fencing or hay bales used for temporary erosion control. If silt and debris Owner and/or contractor shall be responsible for any damage to e_xisting city streets or infrastructure due to heavy machinery and/or equipment. In accordance with Chapter 13 of the Code of Ordinances of the City of College Station, measures shall be taken to insure that debris from construction , erosion, and sedimentation shall not be deposited in city streets , or existing drainage facilities. I hereby grant this permit for development of an area inside/outside the special flood hazard area. A diskette is also enclosed to illustrate the proposed electric and street lighting layout in electronic form for your City's use. Shown on the enclosed electric layout map for this subdivision are proposed electric distribution system and service additions to provide electric service to the 7 lots included in this single-family residential development. An underground electric service layout has been proposed to supply electric service to this development, in accordance with the ordinance requirements of your City. Street light pole installations to provide the maximum 300' spacing dictated by your current City policy and lighting at all street intersections and cul-de-sacs have been specified. Additional easements required to provide services to supply the designated street light installa- tions are also shown on the street lighting plan shown on the enclosed electric layout drawing. In accordance with the new policy of your City , the Developer is responsible for reimbursing your City for 20% of the total estimated cost of electric service installation, including labor, materials, and the standard fee percentages for engineering and o'verhead cost. We compute that the 20% cost contribution required for the Southwood Forest Phase 5 Subdivi - sion amounts to $2,062.60. This cost was calculated based on a total electric service cost estimate of $10,313.00. The total electric service cost estimate developed for this project includes on standard allowance of 30% to cover your City's labor related overhead costs, 7% for material handling costs, and 8.5% to cover your City's administrative and engineering costs . Fitch College Station, Texas Prepared By: Municipal Development Group 203 Holleman Drive East College Station, Tx 77840 (409) 693-5359 May 1994 Approved By: North Bardell, P.E. / Southwood Forest Phase 5 General Location The tract to be developed is located on the southwest comer of Rock Prairie Road and Rio Grande Boulevard. Lots 1-7, Block 1, and Lot I, Block 2 of Southwood Forest comprises this property. Property Description This tract is a total of 5 . 00 acres. The entire area is currently unimproved. Current development will be restricted to Lots 1-7, Block 1, which will be developed for single-family residential use. Lot 1, Block 2 is zoned CN and will be reserved for future commercial improvement. Primary Drainage Basin Description The residential tract drains at a slope of 2 .5% to the northeast into an existing earth channel along Rio Grande Boulevard. The future commercial tract drains at a slope of 1.5% to the east onto Rock Prairie Road and then drains into an existing recessed curb inlet which also drains into the existing earth channel. This project does not propose significant changes to these patterns. The tract does not lie in the floodplain or floodway according to FEMA-FIRM Maps 48041COl82C (July 2, 1992}. Drainage Facility Design The existing earth channel along Rio Grande Boulevard will be realigned and reconstructed to match the channel downstream . · No site-specific flooding problems have been noted in the existing patterns . The total impervious area added during this project is 1.14 acres and will result in an additional 7.9 c.fs. for the 100-year storm . A rectangular notched weir will be constructed 400 feet downstream,· which will provide adequate capacity in the channel section and meter the additional runoff. The weir opening will extend 2.5' from the existing concrete wall (see detail). The volume of the drainage ditch that will be utilized for this tract is 12155 c.f, which will sufficiently detain the excess runoff. Future Usage of Site At some time in the future , Lot 1, Block 2 will be utilized for commercial development. At the same time, drainage facilities will be designed for that tract, per City of College Station Drainage Standards . Lots 1-7, Block 1, and Lot 1, Block 2 of Southwood Forest comprises this property . Property Description This tract is a total of 5.00 acres . The entire area is currently unimproved . Current development will be restricted to Lots 1-7, Block 1, which will be developed for single-family residential use. Lot 1, Block 2 is zoned CN and will be reserved for future commercial improvement. Primary Drainage Basin Description The residential tract drains at a slope of 2 . 5% to the northeast into an existing earth channel along Rio Grande Boulevard . The future comm.ercial tract drains at a slope of 1.5% to the east onto Rock Prairie Road and then drains into an existing recessed curb inlet which also drains into the existing earth channel. This project does not propose significant changes to these patterns. The tract does not lie in the floodplain or floodway according to FEMA-FIRM Maps 48041C0182C (July 2, 1992). Drainage Facility Design The existing earth channel along Rio Grande Boulevard will be realigned and reconstructed to match the channel downstream . No site-specific flooding problems have been noted in the existing patterns . The total impervious area added during this project is 1.14 acres and will result in an additional 7 .9 c .f.s . for the I 00-year storm. To manage the additional runoff, a rectangular notched weir will be constructed 400 feet downstream . This will sufficiently detain the runoff from the residential tract. The weir will extend 2 . 7' from the existing concrete wall. Future Usage of Site At some time in the future, Lot I, Block 2 will be utilized for commercial development. At the same time, drainage facilities will be designed for that tract. Lots 1-7, Block 1, and Lot 1, Block 2 of Southwood Forest comprises this property. Property Description This tract is a total of 5 . 00 acres. The entire area is currently unimproved. Current development will be restricted to Lots 1-7, Block 1, which will be developed for single-family residential use. Lot 1, Block 2 is z~ned CN and will be reserved for future commercial improvement. Primary Drainage Basin Description The residential tract drains at a slope of2.5% to the northeast into an existing earth channel along Rio Grande Boulevard. The future commercial tract drains at a slope of 1.5% to the east onto Rock Prairie Road and then drains into an existing recessed curb inlet which also drains into the existing earth channel. This project does not propose significant changes to these patterns. The tract does not lie in the floodplain or floodway according to FEMA-FIRM Maps 48041CO182C (July 2, 1992). Drainage Facility Design The existing earth channel along Rio Grande Boulevard will be realigned and reconstructed to match the channel downstream . No site-specific flooding problems have been noted in the existing patterns . The total impervious area added during this project is 1.14 acres and will result in an additional 7. 9 c.f s. for the 100-year storm . To manage the additional runoff, a rectangular notched weir will be constructed 400 feet downstream . The weir will extend 2. 7' from the existing concrete wall.
