All trees must be barricaded, as shown on plans, prior to any construction. Barricades must be l' per caliper inch of the
tree diameter.
The Contractor shall take all necessary precautions to prevent silt and debris from leaving the immediate construction site
in accordance with the City of College Station Drainage Policy and Design Criteria. The Applicant and/or Contractor shall
assure that all disturbed areas are sodden and establishment of vegetation occurs prior to removal of any silt fencing or
hay bales used for temporary erosion control. The Applicant and/or Contractor shall be responsible for any damage to
adjacent properties, city streets or infrastructure due to heavy machinery and/or equipment as well as erosion , siltation or
sedimentation resulting from the permitted work.
I hereby grant this permit for development of an area not in the special flood hazard area. All development shall be in
accordance with the plans and specifications submitted to and approved by the City Engineer in the development permit
application or the above named project and all of the codes and ordinances of he City of College Station that apply.

Recently we have performed work at the above location. Our scope of work contained
applying 2 inches of HMAC that meets the City of College Station Specification No. 306 .
We performed the work using an Asphalt Paving Machine, Steel Wheel Roller, and other
various tools .
Brazos Paving has performed this type work for City of College Station, Texas A&M
University, College Station I.S .D ., and many other entities. We pride ourselves in

pavement.
SPECIAL CONDITIONS:
All construction per the site plan must be in compliance with the construction plans being reviewed by the Planning and
Engineering section of the City of College Station Department of Development Services.
Existing trees are required to be protected by ordinance or as part of the attached landscape plan must be completely
fenced before any operations of this permit can begin.
In accordance with Chapter 13 of the Code of Ordinances of the City of College Station, measures shall be taken to insure
that debris from construction, erosion, and sedimentation shall not be deposited in city streets , or existing drainage
facilities.
This is considered a partial permit. Satisfying these special conditions and receiving a complete approval on all site plan
issues which are now in the process of being reviewed, will then, at that time, allow the applicant to receive a full
Development Permit. At that time, the applicant or representative will be notified to come in and sign for the full
Development Permit (a separate document).
I hereby grant this permit for development of an area not within a special flood hazard area. All development shall be in
accordance with the plans and specifications submitted to and approved by the City Engineer in the development permit
application for the above named project and al of the codes and ordinances of the City of College Station that apply.

It has come to our attention that construction on the above referenced site is being performed without a
Development Permit. Chapter 13, Section 3 of the City of College Station Code of Ordinances
requires a Development Permit prior to any development within the City of College Station.
Appropriate action must be taken immediatetly to bring this site into compliance. The site plan is
presently being reviewed. A Development Permit cannot be Issued until a site plan is reviewed
and approved. But, a partial Development Permit may be issued by satisfying the preliminary
requirements for a full permit while the site plan is being reviewed .
The remaining requirements necessary for a partial permit are as follows:
an $100 application fee;
a Grading Plan (showing proposed elevations on proposed pavement) (submitted and
approved);
and, an Erosion Control Plan (showing silt fence) (submitted and approved).
A submittal is approved when return correspondence is received by the applicant that states 'No
Comments' or comments that require no action on part of the applicant.
The requirements for a partial permit shall be submitted within five (5) working days of receipt
of this notice. If action on your part cannot reasonably be taken immediately, no construction
work will be permitted until the full site plan review has been completed over the full amount of
time necessary. Failure to comply with this City Ordinance will result in enforcement action
taken in accordance with Chapter 13, Section 7 of the Code of Ordinances.

Drainage Report/Letter

Dear Thomas:
This letter is to serve as the drainage report for the above referenced project. Please find
attached a copy of the existing site conditions (Attachment #1 ), proposed site conditions
(Attachment #2) and drainage calculations (Attachment #3). The proposed improvements
(i.e . asphalt driveway) are per the site layout provided by Davis J. Moore.
Prior to beginning the drainage report, we first visited the existing site . The site is located
at 100 S. Texas Avenue and consists of 0.3446 acre . The site has an existing parking lot
that feeds onto S. Texas Avenue , a ±1,306 sq . ft. building, and a grassy area in the back
with a small dirt pathway around the back of the building . Approximately 58.7% of the site
is impervious material (i.e . building , pavement, etc.), with the remaining area consisting
of grass and landscaping . The proposed improvements are to pave the small dirt pathway
around the back of the building to allow for a drive-thru on the southeast side of the
building , and to pave an entrance from Hensel Drive. The proposed improvements to the
site will increase the amount of impervious material to approximately 76.4%. Using the
Rational Method , we were able to determine that the increase in runoff due to the
proposed improvements is insignificant (i.e . increase of runoff in the 100-year storm is 0.35
cfs ); therefore , the site does not require detention . The data and calculations are
presented as Attachment #3.
After the improvements are completed, runoff within the site will generally follow along the
current flow paths. Current runoff from the site flows from the southeast to the northwest.
