All construction must be in compliance with the approved construction plans All trees must be barricaded , as shown on plans , prior to any construction. The Contractor shall take all necessary precautions to prevent silt and debris from leaving the immediate construction site in accordance with the approved erosion control plan as well as the City of College Station Drainage Policy and Design Criteria. The Owner and/or Contractor shall assure that all disturbed areas are sodden and establishment of vegetation occurs prior to removal of any silt fencing or hay bales used for temporary erosion control. The Owner and /or Contractor shall also insure that any disturbed vegetation be returned to its original condition , placement and state. The Owner and/or Contractor shall be responsible for any damage to adjacent properties, city streets or infrastructure due to heavy machinery and/or equipment as well as erosion , siltation or sedimentation resulting from the permitted work . Any trees required to be protected by ordinance or as part of the landscape plan must be completely fenced before any operations of this permit can begin. In accordance with Chapter 13 of the Code of Ordinances of the City of College Station, measures shall be taken to insure that debris from construction, erosion, and sedimentation shall not be deposited in city streets , or existing drainage facilities . I hereby grant this permit for development of an area outside the special flood hazard area. All development shall be in accordance with the plans and specifications submitted to and approved by the City Engineer in the development permit application for the above named project and all of the codes and ordinances of the City of College Station that apply. Drainage Calculations I hereby certify that this report for the drainage design of Gold's Gym was prepared under my supervision in accordance with the provisions of the City of College Station Drainage Policy and Design Standards for the owners thereof. 1.0 Introduction The approximate 5.02 acre site is located in the central portion of College Station. The site is bound to the north by Brentwood Drive and Motel 6, to the south by Aggieland Credit Union and existing office space , to the west by Texas Avenue and to the east by existing duplex residential. Please refer to Exhibit 1 and 2 in the appendix for a location map as well as the proposed site plan. The site is currently grass covered and slopes to the south approximately two percent. The proposed development of the site includes an approximate 30 ,500 square foot building with 218 parking spaces , access drives and detention facilities. 2.0 Existing Drainage System Currently the site sheet flows to an existing open channel. The open channel handles the majority of onsite water. The remainder of the site sheet flows off site toward the Aggieland Credit site. The open channel also conveys offsite water. The offsite water is brought to the site via a pipe system and is discharged into the open channel by a head wall located on the northeast side of the Motel 6 tract. From this headwall the storm water is conveyed via the existing open channel to the southeast property line and into an existing 48 " RCP. Please refer to Exhibit 3 in the appendix for a map depicting offsite drainage areas . This 48 " RCP flows into the Southwest Parkway drainage system . No portion of the site is within the 100 year flood plain per the Federal Emergency Management Agency Flood Insurance Rate Maps . Please refer to Exhibit 4 in the Appendix. 3.0 Proposed Drainage System The proposed drainage system is designed to not adversely affect the upstream or downstream patterns. To accomplish this a number of measures had to be implemented . The first is to insure offsite flows will continue to be conveyed without interruption or reduction. This is provided by a pipe system, which conveys the offsite flows across the site. The second criterion is to insure post-development flows do not exceed pre-development flows. This is accomplished by implementing a detention system with metered outfall. The proposed system consists of two detention ponds with metered outfalls. Please refer to Exhibit 5 in the appendix for existing and proposed drainage patterns and Exhibit 6 for drainage calculations , including detention volume calculations as well as outflow calculations. 4.0 Conclusion The drainage system designed is in compliance with the city of College Station Drainage Policy and Design Standards. In summary, the following are provided: -Conveyance of97.3 cfs of offsite water via the 48 inch R.C.P. that was designed with a Manning 's n=.014 . - 8,952 ft3 of detention is provided in two detention ponds . -The post development discharge rate does not exceed the pre- development rate of 19 .57 cfs. Drainage Calculations I hereby certify that this report for the drainage design of Gold's Gym was prepared under my supervision in accordance with the provisions of the City of College Station Drainage Policy and Design Standards for the owners thereof. 1.0 Introduction The approximate 5.02 acre site is located in the central portion of College Station. The site is bound to the north by Brentwood Drive and Motel 6, to the south by Aggieland Credit Union and existing office space, to the west by Texas A venue and to the east by existing duplex residential. Please refer to Exhibit 1 and 2 in the appendix for a location map as well as the proposed site plan. The site is currently grass covered and slopes to the south approximately two percent. The proposed development of the site includes an approximate 30 ,500 square foot building with 218 parking spaces , access drives and detention facilities. 2.0 Existing Drainage System Currently the site sheet flows to an existing open channel. The open channel handles the majority of onsite water. The remainder of the site sheet flows off site toward the Aggieland Credit site. The open channel also conveys offsite water. The offsite water is brought to the site via a pipe system and is discharged into the open channel by a head wall located on the northeast side of the Motel 6 tract. From this headwall the storm water is conveyed via the existing open channel to the southeast property line and into an existing 48 " RCP . Please refer to Exhibit 3 in the appendix for a map depicting offsite drainage areas . This 48 " RCP flows into the Southwest Parkway drainage system. No portion of the site is within the 100 year flood plain per the Federal Emergency Management Agency Flood Insurance Rate Maps. Please refer to Exhibit 4 in the Appendix. 3.0 Proposed Drainage System The proposed drainage system is designed to not adversely affect the upstream or downstream patterns . To accomplish this a number of measures had to be implemented. The first is to insure offsite flows will continue to be conveyed without interruption or reduction. This is provided by a pipe system, which conveys the offsite flows across the site. The second criterion is to insure post-development flows do not exceed pre-development flows. This is accomplished by implementing a detention system with metered outfall. The proposed system consists of two detention ponds with metered outfalls. Please refer to Exhibit 5 in the appendix for existing and proposed drainage patterns and Exhibit 6 for drainage calculations, including detention volume calculations as well as outflow calculations. 4.0 Conclusion The drainage system designed is in compliance with the city of College Station Drainage Policy and Design Standards. In summary, the following are provided: -Conveyance of97.3 cfs of offsite water via the 48 inch R.C.P. that was designed with a Manning 's n=.014. - 8,952 ft3 of detention is provided in two detention ponds. -The post development discharge rate does not exceed the pre- development rate of 19 .57 cfs .
