SPECIAL CONDITIO NS: All construction must be in compliance with the approved construction plans .
The Applicant must construct a driveway from the end of the existing pavement off Oney Hervy to the Applicant's point
of entry into said property . This drive shall be sufficient to allow turning manuvers for entering vehicles . This drive must
be constructed prior to any work done on the property. The construction of the drive must allow for proper drainage of
the area.
The constructed drive will in City ROW. This drive will be considered as any other drive connecting to City ROW and be
maintained by the Applicant or property owner. In the event the City wishes to construct a street (or other) in the ROW,
the property owner shall still be granted access to said property.
The Applicant must contact the City's Water/ Wastewater Department to have or to receiv e permission to lo w er the
manhole cover in the street obstructing the entrance to said property to an acceptable elevation .
The Applicant must install erosion control devices such that the dri v eway construction and any clearing and/or grading
acti v ity will not permit transfer of sediment to downstream waterways, specifically Bee Creek. There is no defined
flood way designated for this segment of Bee Creek, therefore it is the opinion of this office that no grading and/or grading
of the floodplain shall occur in the first 15' from the center of the stream on either side. Erosion control measures shall be
placed such that this 15' is protected from clearing and/or grading acti v ities.
The Contractor shall take all necessary precautions to prevent si lt and debris from leaving the immediate construction site
in accordance with the approved erosion control plan as well as the City of College Station Drainage Policy and Design
Criteria. The Owner and/or Contractor shall assure that all disturbed areas are sodden and establishment of vegetation
occurs prior to removal of any silt fencing or hay bales used for temporary erosion control. The Owner and/or Contractor
shall also insure that any disturbed vegetation be returned to its original condition , placement and state. The Owner
and/or Contractor shall be responsible for any damage to adjacent properties , city streets or infrastructure due to heavy
machinery and/or equipment as well as erosion, siltation or sedimentation resulting from the permitted work.
In accordance with Chapter 13 of the Code of Ordinances of the City of College Station , measures shall be taken to insure
that debris from construction, erosion, and sedimentation shall not be deposited in city streets , or existing drainage
facilities.
I hereby grant this permit for development of an area in the special flood hazard area. All development shall be in
accordance with the p lans and specifications submitted to and approved by the City Engineer in the development permit
a lication for the above named project and all of the codes and ordinances of the City of College Station that appl y.
