PLANNING
1. Will the subdivision have sidewalks other than those in the parking areas?
2 . It appears that a 50-ft . ROW with a 30-ft. paved section is proposed . This exceeds
the required paved section for a residential street , yet the application states that a
decrease in the standard will be requested.
3. Although the application states that the subdivision will meet the Drainage
Ordinance , it is a requirement of the Concept Plan that the general location of major
dra inage structures beSf:I shown . Will there be a retention pond , detention pond ,
etc .?
4. What is the destination of the pedestrian accessway?
5 . Please show the surrounding land/ROW/uses so it may better be determined how
this neighborhood would be compatible to the surrounding properties .
6 . W ill the plantings be preserved vegetation or will they be new? Are they canopy
trees , non-canopies, shrubs , etc.?
7. Is cluster development an option to achieve the garden home concept?

CONCEPT PLAN INFORMATION
Purpose and intent of proposed development , as approved by the City Council as part of the POD zoning :
The goal of this Planned Development District is to provide an additional single family housing option that is
sensitive to surrounding land uses and to the natural environment. The Concept Plan is being submitted at this
preliminary stage to the ORB in advance of City Council approval to solicit the Board 's feedback at an earlier
stage . It is anticipated that the Concept Plan will return to the Board for final consideration after being
approved by the Council. Consultation with the Parks Dept. & the Greenways Manager. as well as. fine-tuning
of the legal description of the property will occur with the rezoning request.
List and explanation of the land uses approved by the City Council as part of the POD zoning :
The developer is request ing garden-style single family residentia l.
List the general bulk or dimensional variations sought:
MERITORIOUS MODIFICATIONS : A developer may choose to request a POD if the proposed development
will result in alternative bulk standards than currently exist in the City of College Station development
regulations. These may include variations such as :
>--Decreased lot size
>--Decreased lot dimensions
>--Decreased right-of-way and/or street widths
>--Alternat ive sidewalk requirements
>--Alternative site landscaping requirements

and being part of the 1152 .60 acre tract described in the deed from Young Brothers, Inc.

of the Official Records of Brazos County, Texas (O .R.B.C .) and being more particularly
described by metes and bounds as follows :
BEGINNING: at a found 1/2-inch iron rod marking the most northerly corner of Lot 7,

with your development and identify general issues that need further analysis. Along with
the discussion of these major issues, staff will talk about the development process,
distribute necessary information and discuss what permits will be required for your

Good morn ing Mike -After our meeting yesterday I d id some further research on the proposed phases
that were discussed , particularly the lots that are proposed to take access off of St. Andrews Drive and
Congressional. I just wanted to give you and Davis a heads up since the adoption of the UDO ,
Section 7 .3.B.1.b states that: Minor Collector Streets: No single-family dwelling, townhouse, or
duplex shall take direct access to minor collector streets except when no local street is or can be
made available or when the residential lot has at least 200 feet of frontage on the minor collector
street. This would not allow for the design that was brought forward in the PAC meet in g yesterday.
We've looked and have not been able to find an approved preliminary plat for future phases of 9 . {The
only ones we found were for Phases 9A and 9B .)
