Will the subdivision have sidewalks other than those in the parking areas? 2 . It appears that a 50-ft . ROW with a 30-ft. paved section is proposed . This exceeds the required paved section for a residential street , yet the application states that a decrease in the standard will be requested. 3. Although the application states that the subdivision will meet the Drainage Ordinance , it is a requirement of the Concept Plan that the general location of major dra inage structures beSf:I shown . Will there be a retention pond , detention pond , etc .? 4. What is the destination of the pedestrian accessway? 5 . Please show the surrounding land/ROW/uses so it may better be determined how this neighborhood would be compatible to the surrounding properties . 6 . W ill the plantings be preserved vegetation or will they be new? Are they canopy trees , non-canopies, shrubs , etc.? 7. Is cluster development an option to achieve the garden home concept? The Concept Plan is being submitted at this preliminary stage to the ORB in advance of City Council approval to solicit the Board 's feedback at an earlier stage . I just wanted to give you and Davis a heads up since the adoption of the UDO , Section 7 .3.B.1.b states that: Minor Collector Streets: No single-family dwelling, townhouse, or duplex shall take direct access to minor collector streets except when no local street is or can be made available or when the residential lot has at least 200 feet of frontage on the minor collector street. This would not allow for the design that was brought forward in the PAC meet in g yesterday. We've looked and have not been able to find an approved preliminary plat for future phases of 9 . {The only ones we found were for Phases 9A and 9B .)
