It compares the existing and proposed conditions to show that improvements associated with the development do not cause adverse impacts on downstream properties . LOCATION The site is located in College Station, near the intersection of Rock Prairie Road and FM 2174 (Wellborn Road). The site is bounded by Rock Prairie Road to the South, property owned by Texas Hotel Corporation to the East, Lots 28-30, Block 12 ofEdelweiss Estates to the North and property owned by Moreau Family Investments Ltd. to the West . DESCRIPTION The portion of the site that is being developed covers approximately 0.25-acres and is being developed as an office building and parking lot. The site is currently covered by pastureland consisting of native grass and brush. The sites drain to the south to the Rock Prairie Road drainage system. DRAINAGE REPOR T Pg. 1 Lot 5 , Block 4 Edelweiss Bu sin ess Ce nt er DRAINAGE BASIN The site li e s in the drainage basin of Lick Creek, which is a tributary of Carters Creek and the Navasota River . No part of the site is located in a 100-Year Flood Hazard Area according to the Flood Insurance Rate Maps for Brazos County, Texas and Incorporated Areas, Map No. 48041Cl82 C effective July 2 , 1992 as prepared by the Federal Emergency Management Agency (See Exlubit A). STORM DRAIN DESIGN CRITERIA The proposed drainage system is designed in accordance with the City of College Station Drainage Policy and Design Standards (DPDS). The design storm for the underground system is a 10-year event, and flow calculations are based on the Rational Method. Pipe sizes were determined from Manning 's Equation using an "n" of 0.014. STORM DRAIN SYSTEM DESIGN Storm water from the proposed development will be captured in the parking lot curbs and conveyed to the curb opening located in the southeast corner of the site where it is detained slowly released into Rock Prairie Road. Exhibit C-1 gives the runoff calculations for the drainage areas. Inlet sizing computations are shown in Exhibit C-2 , and Exhibit C-3 shows the pipe slope calculations based on Manning 's equation. All computations use the parameters provided in the DPDS. DETENTION POND DESIGN The proposed detention pond is located in the southern end of the property. It consists of a 2' wide curb opening and a flume. The parking lot is being used for the storage volume ne cessary for DRAINAG E REPORT Pg . 2 Lot 5 , Block 4 E delwe iss Busin ess Center the pond. The outlet for this pond is a 2' wide curb opening. The pond discharges into the existing curb line of Rock Prairie Road. The pond was modeled for the 5, 10, 25 , 50 , and 100-year storm events. The hydro logic analysis of the drainage system is shown in Exhibits D-1 and D-2. Exhibit D-1 shows the hydraulic routing for the detention pond. Exhibit D-2 shows hydraulic routing for the existing pond. The 100-year event is contained in the ponds and released through the pond outlet devices. The drainage design for this site meets the requirements as stated in the City of College Station Drainage Policy and Design Standards. It compares the existing and proposed conditions to show that improvements associated with the development do not cause adverse impacts on downstream properties. LOCATION The site is located in College Station, near the intersection of Rock Prairie Road and FM 2174 (Wellborn Road). The site is bounded by Rock Prairie Road to the South, property owned by Texas Hotel Corporation to the East, Lots 28-30 , Block 12 of Edelweiss Estates to the North and property owned by Moreau Family Investments Ltd. to the West. DESCRIPTION The portion of the site that is being developed covers approximately 0 .25-acres and is being developed as an office building and parking lot. The site is currently covered by pastureland consisting of native grass and brush. The sites drain to the south to the Rock Prairie Road drainage system. DRAINAG E REPOR T Pg. l Lot 5 , Block 4 Edelweiss Business Center DRAINAGE BASIN The site lies in the drainage basin of Lick Creek, which is a tributary of Carters Creek and the Navasota River. No part of the site is located in a 100-Year Flood Hazard Area according to the Flood Insurance Rate Maps for Brazos County, Texas and Incorporated Areas, Map No. 48041Cl82 C effective July 2, 1992 as prepared by the Federal Emergency Management Agency (See Exhibit A). STORM DRAIN DESIGN CRITERIA The proposed drainage system is designed in accordance with the City of College Station Drainage Policy and Design Standards (DPDS). The design storm for the underground system is a 10-year event, and flow calculations are based on the Rational Method. Pipe sizes were determined from Manning 's Equation using an "n" of 0.014. STORM DRAIN SYSTEM DESIGN Storm water from the proposed development will be captured in the parking lot curbs and conveyed to the curb opening located in the southeast comer of the site where it is detained slowly released into Rock Prairie Road. Exhibit C-1 gives the runoff calculations for the drainage areas. Inlet sizing computations are shown in Exhibit C-2, and Exhibit C-3 shows the pipe slope calculations based on Manning's equation. All computations use the parameters provided in the DPDS . DETENTION POND DESIGN The proposed detention pond is located in the southern end of the property. It consists of a 2' wide curb opening and a flume. The parking lot is being used for the storage volume necessary for DRAINAGE REPORT Pg . 2 Lot 5 , Block 4 Edelweiss Business Ce nter - the pond. The outlet for this pond is a 2 ' wide curb op erring . The pond discharges into the existing curb line of Rock Prairie Road. The pond was modeled for the 5, 10, 25 , 50, and 100-year storm events.
