The existing detention pond in Phase 1 is oversized to provide extra attenuation and designed to allow Gateway Phase 3, Phase 4 and portions of Phase 2 are to be released directly into the Tributary to Burton Creek undetained . As stated in the report, upon full development of Gateway 2-4 , additional attenuation for the 2-50 year storm events will be required in the following amounts: 2 yr -14 cfs 5 yr -11 cfs 10 yr -8 cfs 25 yr - 5 cfs 50 yr - 2 cfs This additional attenuation will be provided during the future development of Gateway Phase 4 . The increase in runoff due to the development of Phase 3, (clearing, shopping center, & hotel) has already been accommodated in the Phase 1 pond . Therefore this project is in compliance with the City of College Station drainage requirements. This clearing and storage of import fill material is in association with the Gateway Phase 3 development which will consist of a 4 story, 80 unit hotel and 16,000-17 ,000 square foot retail center (both currently under design -refer to attached pdf file) . We will be submitting a final plat for Phase 3 in the near future and I will be contacting Bridgette to set up a pre-development meeting . I hope this brief summary of the project has alleviated any concerns you had with the clearing . We are needing to move forward with the clearing as soon as possible .
