The cleaning of equipment or materials within the drip line of any tree or group of trees that are protected and requ ired to remain is strictly prohibited. The disposal of any waste material such as , but not limited to , paint , oil , solvents , asphalt, concrete , mortar, or other harmful liquids or materials within the drip line of any tree required to remain is also proh ibited . Erosion Contro l per the approved plans shall be in place for duration of the project. The Contractor shall take all necessary precautions to prevent silt and debris from leaving the immediate construction site in accordance with the approved erosion control plan as well as the City of College Station Drainage Policy and Design Criteria . If it is determined the prescribed erosion control measures are ineffective to retain all sediment onsite , it is the contractors responsibility to implement measures that will meet City , State and Federal requirements . The Owner and/or Contractor shall assure that all disturbed areas are sodden and establ ishment of vegetation occurs prior to removal of any silt fencing or hay bales used for temporary erosion control. The Owner and/or Contractor shall also insure that any disturbed vegetation be returned to its original condition , placement and state . The Owner and/or Contractor shall be responsible for any damage to adjacent properties , city streets or infrastructure due to heavy machinery and/or equipment as well as erosion , siltation or sedimentation resulting from the permitted work . In accordance with Chapter 13 of the Code of Ordinances of the City of College Station , measures shall be taken to insure that debris from construction, erosion , and sedimentation shall not be depos ited in city streets , or existing drainage facilities . I hereby grant this permit for development of an area outside the special flood hazard area . Drainage Area Calculations "C" Routing Hydrograph "D" Drainage Report College Heights, Lots 17 and 18 Block D 11 Introduction: Storm Drainage Report Montelongo's College Heights, Lots 17 and 18, Block D Proposed Retail This storm drainage report is intended to cover the necessary drainage infrastructure for the proposed development site improvements. The parameters used for design and the existing conditions of the on-site area are incorporated to show how the final drainage design will accomplish the desired drainage objectives per the City of College Station Drainage Policy and Design Standards. (DPDS) General Location and Description: The proposed building is located in the northern portion of College Station. The project site contains two commercial lots located along University Drive East at the intersection of Nimitz Street. The lots are platted as Lots 17 and 18, Block D College Heights, and is zoned PDD-B. The 0.34 acre site is previously developed residential area and slopes with an average 3% slope. The current land cover is considered partially natural grassland and impervious area, and the proposed site will contain both landscaped areas and impervious areas. The proposed site is owned by Mr. Jesse Montelongo Jr., of College Station. Primary Drainage Basin Description: The current site drains from the southwest side of Lot 17 to the northeast side of Lot 18, Block D College Heights. Storm water flows on the surface across Lots 17 and 18 to University Drive and flows easterly to the storm sewer located at after McArthur Street in front of the center at 505 University Drive East. The developed site drains to the east comer of Lot 18 into a Drainage Report College Heights, Lots 17 and 18 Block D 3 Tributary of Burton Creek. Based on the City DSPS and the fact that the site is located in the Burton Creek Watershed, Gessner Engineering used the 100 year storm even for the drainage design. No portion of the site is within the 100 year flood plain per the Federal Emergency Management Agency Flood Insurance Rate Map Panel 48041C0142 C. for Brazos County, Texas and Incorporated Areas effective July 2, 1992 (see Exhibit "A"). Drainage Design Criteria: All drainage design is in accordance with the City DSPS. The design rainstorm is the 100 year storm event. Flow calculations for all drainage areas are based on the Modified Rational Method. Storm recurrence intervals used were the 10, 25, 50, 100 year interval storm event. The storage volume required for the detention facility is based on calculations outlined in the City DSPS method of subtracting pre-and post-development hydro graphs and peak flows computed using the Rational Method for one hundred (100) year design storm event. The site requires 0.0032 ac-ft of storm water storage. Drainage Facility Design: The site will be served by a detention facility in the northeast corner of the parking lot extending towards the west of the parking lot. All impervious area created by the buildings and parking lot will be captured and routed to the detention area. The study point for the project is the outfall device of the proposed detention facility which consists of a five ( 5) inch wide curb cut feeding into a one (1) foot six (6) inch wide rip-rap rectangular channel with a six (6) inch curb. The detention area outflow elevation is 337.08'. The detention area has a storage capacity of 0.9()37 ac-ft. The following summary table shows the Storage Requfred for the 10, 25 , 50, an.d 100 year events and the Storage Provided for the site. Conclusion: The Storage Required does not exceed the Storage Provided for the 10, 25, 50 , or l 00 year event. In all cases, including the 100 year event, storm water is released into the natural outfall. The drainage design for this site meets the requirements as stated in the City of College Station Drainage Policy and Design Standards. Provide Stage Storage and Discharge information . What is the storage and discharge at each increase in elevation? 2. What is the outflow from the detention pond? It can be no more than the pre- developed runoff. 3 . Do you have enough of a landing in between the two sidewalk ramps on either side of the drainway to meet ADA requirements? 4 . Make sure the runoff is diffused as to not create a hazard . You may want to add diffuser blocks up stream of the sidewalk to help return concentrated flow to sheet flow . Making the landing wider may also help . 5 . How did you determine the volume of the parking lot detention?
