The cleaning of equipment or materials within the drip line of any tree or group of trees that are protected and required to remain is strictly prohibited . The disposal of any waste material such as , but not limited to, paint , oil , solvents , asphalt, concrete, mortar, or other harmful liquids or materials within the drip line of any tree required to remain is also prohibited . TCEQ PHASE 2 RULES IN EFFECT. The Contractor shall take all necessary precautions to prevent silt and debris from leaving the immediate construction site in accordance with the approved erosion control plan as well as the City of College Station Drainage Policy and Design Criteria. If it is determined the prescribed erosion control measures are ineffective to retain all sediment onsite , it is the contractors responsibility to implement measures that will meet City, State and Federal requirements . The Owner and/or Contractor shall assure that all disturbed areas are sodden and establishment of vegetation occurs prior to removal of any silt fencing or hay bales used for temporary erosion control. The Owner and/or Contractor shall also insure that any disturbed vegetation be returned to its original condition , placement and state . The Owner and/or Contractor shall be responsible for any damage to adjacent properties, city streets or infrastructure due to heavy machinery and/or equipment as well as eros ion, siltation or sedimentation resulting from the permitted work . In accordance with Chapter 13 of the Code of Ordinances of the City of College Station, measures shall be taken to insure that debris from construction , erosion, and sedimentation shall not be deposited in city streets , or existing drainage fac ili ties. I hereby grant this permit for development of an area inside the special flood hazard area . All development shall be in accordance with the plans and specifications submitted to and approved by the City Engineer in the development permit application for the above named project and all of the codes and ordinances of the City of College Station that apply. Estimated Area of Land Disturbed Provide the approximate number of acres that the construction site will disturb. It is appropriate to enter a value less than 5, only if the project is part of a larger common plan that disturbs five or more acres . If the acreage is less than 1 , enter 1 . "Disturb" means any dearing, grading, excavating , or other similar activities. Is the site located on Indian Country Lands? Check "Yes· only if the site is on a reservation or other areas designated by the federal government as Indian Country Lands . If not, check "No." Destination of Stonn Water Discharge The storm water from your site eventually reaches a receiving water body such as a local stream or lake, possibly via a drainage ditch . The discharge may initially be into a municipal separate storm sewer system (MS4). Check the appropriate boxes for whether storm water is discharged into an MS4. The legal description is Bridle Gate Estates Phase 2 and is approximately 8.13 acres. The proposed improvements include pavement, drainage and utility improvements for 27 single family residential. The tract consists of grassland with numerous trees. The site is presently zoned R-6 and single family residential home sites will be developed. The land is being developed by Alton Ofcz.arzak, Genereal Manager, Oakwood Custom Home Group, Ltd. 4060 Texas Avenue South, College Station, Texas 979-690-1504 The proposed system will connect to an existing 8" line along Bridle Gate Drive. Static pressure information was obtained form the College Station Water and Sewer Department and was based on an onsite pressure test of the fire hydrant located along Bridle Gat e Drive. The existing static pressure is of the fire hydrant was 98 PSI , (Fire Hydrant No. Q139). The proposed subdivision was modeled using the Haestead Methods "WaterCad" program and scenarios were prepared placing fire flow demands at each proposed junction. The maximum daily demand generated by the dwelling units was added to the fire flow demand. The results of the analysis has been included in this report. ANALYSIS REQUIREMENTS I CONSTRAINTS -PVC water line pipe with a roughness coefficient of 150 -Fire flows of 1500 gpm -6" minimum waterline size -Maxim um water lin e ve lo cities during a fir e fl ow simulation were held at 10 feet per second. -Minimum residual pressures at 20 p.s.i. CONCLUSION: In conclusion the proposed system can provide a fireflow demand of 1500 gpm at each fire hydrant with a residual pressure greater than 20 psi. If this line is NOT in this location, elevation, slope, etc, provisions will need to be made to redesign sewer line to meet TCEQ/ City requirements. o Yes, there is an existing water and sewer line crossing Bridle Gate Drive that was installed during phase one. I added additional detail and notes for the Contractor, see Sheet 1. 2. Sheet 1: include air relief on water line at high point. o There is a fire hydrant at the high point that can be used to release air in the system. 3. Sheet 1: due to proximity of water line to ROW, the fire hydrant should be designed with a horizontal 90-deg ell so that it is not in a private yard. o This is a "Type One" fire hydrant and it has a 90-degree bend in the make-up. Also with the additional 5 foot PUE there should be plenty of room for the hydrant. 4. All infrastructure within 5-ft ofroadway is required to have structural fill embedment. Please add detail depicting structural fill areas and structural fill embedment details. If cement-stabilized sand is specified, include detail. o The water and sewer lines are 6 feet from the back of curb. I added a note in the in the cul-de-sac stating that it would require a structure backfill. I included a note in the water and sewer details giving the Contractor the option of either a 95 percent modified compaction or a "flowable backfill". 5. Add 2-in sand cushion to sidewalk detail. o Please see detail, Sheet 3. 6. Note states "All sewer services shall be 6-in dia. And made of the same material as the sewer main." Detail on Sheet 3 shows 4-in service lines. Service lines are required to be SDR-21 or SCH 40. o The 6" diameter note was revised to read all services will be 4" inch. I also added in the note that the material will be SDR-21 or SCH40 plastic pipe. 7 . Show stationing of sewer laterals. o Please see Sheet 1.
