Th e followin g specific variation from the ordinance is requested: To construct
parking at the ratio of 1 space per 150 sq. ft. for a dental office in lieu
of 1 per 100 sq. ft . as required.
Th~s variance is necessary due to the followin g unique and special conditions .
of the land not found in li.~e districts :
Th is land is zoned commercjaJ and th is request js for a Q8 ntal offioo for one (1)
dentist, one (1) dental assistant and one (1 ) receptionist. Patients will be by
appointment only and three patients will be the maximum number at any one time .
The following alternatives to the requested variance are possible:~-------------
.Addi tional spaces cou ld be added in the rear of ±be l:milQ.ing but would require
removal of trees.
This variance will not be contrary to the public interest by virtue of the following

Dear Dr. Bradley:
The Zoning Board of Adjustment considered your request
for variance at their meeting of March 15, 1977 and
concurred in tabling your request deferring a final de-
cision until their meeting of April 19, 1977.
The board noted the following points which they considered
pertinent to the case:
In the event that your parking needs exceed the
space available, even though at infrequent times,
there is no public on-street par king anywhere near
your site. (On-street pa rking will not be al l<:iwed
on Dominik and there are no nearby side stre ets.)
Future development of adjacent sites might be
adversely effected if overflow from this operation
attempts to park in another parking lot.
The layout of the building indicates that it
would be possible to expand the practice (i.e •.
Dentist, Dental assistant, Hygenist, receptionist,
three patients being treated and three or four
waiting).
It is possible through the life of the structure
to change occupancy or owner/operators who would
conduct their practice in such a fashion as to
require more parking.
The Board stated that they were inclined to deny the
request, but they chose to defer a decision until the
next meeting to allow you a~ oppurtunity to present any
information you may have.

by th e Building Official in reply to the a ppli can t's written inqui r y as to the
effec t of a p a rticular zoning requirement on a proposed plan. A co mplete

(2) There will be no item placed o n the Board age nda nor any notice
published until all of the materials mentioned above are comple te and in
hand. We provide no materials to the Board in support of a variance except
that which we receive from the applicant and can reproduce in-house (8 1/2 x
14 max si ze , line work).

(a ) Th e building department wi ll fill in the date of the hearing
and the date of notification.
(b) The a pplic ant will fill o u t the rest of th e . form.
(c) Owners within 200 feet may be determined by scale from the
1"=100' scale street map series on file in oi.ir ·office.--
Own e rs whose property in any part falls within the 200 foot
distance should be listed. Measu rem ent starts from the
property line of the lot or tract in question, or, if the
trac t is bounded by a street, from the opposite side of the
street.
(d) The names and addresses must be as they appear on City tax
rolls, even if they are wrong or out of date.

(a) The building department will assist you in finding the zoning
of th e tract, identifying the section of the ordinance and
specifying the variation.
(b) The remaining three section address themselv e s to the three
findings that the Board must make in order to grant a variance.
If the Board cannot agree with any one of these, they will not
be able to grant the variance.
(c) The application will be sent to the Building Offici a l, City
En gine er and Fire Marshal for comment on any _facts within their
knowledg e which ma y bear on the ca se.
(5) ~otice of the hearing will b e published on the Wednesday preceeding
the meet ing and will be mailed by the building department to the owners
within 200 feet. The complete application must be received by the close
of busine ss on the Monday preceeding the date of publication in order for us
to meet the p ublisher's deadline.

(6) Should any pers6n desire to ap peal a deci~ion o f -·the Board, h e sh ~ul d
so state after the conclusion ·of the hearing. The chairman will complet e
his st.:iter.ient o f findings {,•hich wi ll constitute filing of the d ecision.

Dear Dr. Bradley:
Permit number 5970 is issued subject to the following con-
ditions and understandings :
1. The Fire ~rshal requires the installation of an
exit light over the rear door supplied from a cir-
cuit not used for general lighting and will require
before occupancy 9 lb. "A-B-C" class extinquishers
located mid-way in the hall and in the reception
area.
2 . The parking as shown is less than that required
by the Zoning Ordinance. A variance has been applied
for from the Zoning Board of Adjustment, but should
the Board not grant that varianc e you will construct
the required parking before occupancy and nothing
in the plans presented or ~n this permit will pre-
clude such. construction if ·it is required.
