Dr. McMath said t n at he had not received notification . He presented a site plan and said that he had added 34 spaces since the studies re- ferred to be the Plan..11ing De partDent . He said t hat he now normally has 25 empty spaces during t~e busi est shift of 170 to 2 00 em ployees. He pointed out that the bu.i lc.ing under construction is to hous e employees who are already working in the existing building. J ones asked if spaces cou ld not oe required at such time as changing use dic t ated their ne ed . Mayo pointed out that changing occupan.cy could increase n eed to ordinance requir ements a.."1.d that the City would have no means of r e quiring their addition at that time . C. Culpepper : Koehler exp lained that the propo s al wa s to repair "t-tlnd damage by interna l structural mod i fication and ·was thus b eyond what he could autho.r i ze as "ordinary riinor repairs " without a building permit . He introduc ed his memorandum detailing t he nature of the no n -conf ormi ty. Mr. Culp epper said t hat , in the absence of the p ermission requested, his options would be to reconstruct to the newly inpo sed standards ; or more likely , to reconstruct ;,tlth the same materials and design used pre vious l y . He said that his proposal ·wo uld avoid the potential of future wind damage. The Chair moved that the Board cons ider the c ase in light of Section 11-B.J (a) and approve the request as t he substitution of one non-conforming use for another , the extent of the substituted use being less detrimental to the environment than the first . University. Expansion of a non-conforming structure at 301 ·The building is non-conforming due to a shortage of rear setback. The proposed addition 1does not itself encroach on any building line. Parking is adequate for the proposed use and area, and the parking layout is not subject to Planning Commission review. The applicant intends to convert the building to a -recreation hall. Agenda Item No. 3. Reconstruction of a non-conforming structure at 1806 Sabine Court. The proposal is to add a second story to a portion of an existing structure which encroaches on a rear setback line. The lot is of an unusual shape at the end of a cul-de-sac. This proposal differs from one previously considered of this property in that there will be no extention of building line encroachments. The Board declined to take action on the previous proposal due in part to a lack of information. Construction of the suite will in no way invade anyones privacy as the nea rest structure is some 118' away (measured nearest point to nearest point -S ee Photos C & D). The construction consists of tearing o ff the existing roof, and hauling off any waste materials, The existing joist will be replace d with on e by twelves for floor joists with a floor consisting of a do u ble layer of plywood. Regular framing construction will t ake place after this point. The new construction will be approx imately eleven feet higher t han the existing structure, there by cre a ting a suite with a bath, kitchen, and an e ff iciency type of living area. Construction of stairs will als o be ad de d on the bac k sid e of the hou se f or access. Approximate encroachment on the set back requirement by t he stairs is approx imately seven feet. GORSKI dba GORSKI CONSTRUCTION co.; BUILDER Request for reconstruction of a non-conforming structure at 1806 Sabine Court, College Station, Texas; or more specifically described as: Lot 4 Block 1, Southwood addition Section Four, College Station, Texas, according to the plot recorded in Volume 265, Page 157 of the Deed Records of Brazos County Texas. We respectfully request of you, the board, to grant in favor of reconstruction over a now conforming structure for the purpose of creating a suite for the widow, Mrs. Doris Schaeser, mother of Doris Hill property owner. The suite is to be added above the existing garage which in itself encroaches the twenty-five foot set back requirement adopted by The City of College Station after the initial construction of the existing structure some ten years ago. The encroachment is approximately four feet eight inches, This request is rendered as there is no other feasible alternative for any addition to the ~existing structure due to the irregularity of the property lines. We do not feel that the request is of an unreasonable nature as the structure is designed to architecturally coordinate with the existing structure as can be clearly seen in the elevations and Photo A, Furthermore, the structure to be constructed will not be out of coordination with the remainder of the subdivision as there such other additions as follows. 1. 2. 3, 4. 1809 Sabine Court, A structure similar to one requested for. See Photo B. 1800 Lawyer, A suite added to the west side of garage, 1801 Lawyer, A garage apparently closed in and another garage added apparently. Corner of Comal & Shadowwood, A garage enclosed and another garage added. Construction of the suite will in no way invade anyones privacy as the nearest structure is some 118' away (measured nearest point to nearest point -S ee Photos C & D). The construction consists of tearing off the existing roof, and hauling off any waste materials, The existin~ joist will be replaced with one by twelves for floor joists with a floor consisting of a double layer of plywood. Regular framing construction will take place after this point. The new construction will be approximately eleven feet higher than the existing structure, there by creating a suite with a bath, kitchen, and an efficiency type of living area. Construction of stairs will also be added on the back side of the house for access. Approximate encroachment on the set back requirement by the stairs is approximately seven feet.
