There is a greater than usual distance from the back .of curb to the front property line (70 feet as compared to the normal 10 to 15 feet). The staff sees no tec hnical problem in the proposal . 2. Agenda Item No. 2 --We have enclosed Mr. Willis' application form. A building permit application site plan has been received but is not in a reproduceable form. Agenda Item No. 3 --We have enclosed the application from the College Station Savings Association and a copy of a letter from them. The site plan will be available at the meeting, but is not in a reproduceable form. Agenda Item No. 4 --We have enclosed the letter from Navajo Ltd. requesting the expansion of a nonconforming use. We have no application for this type of request. We have enclosed copies of the parts of the park site plan which are affected. Agenda Item No. 5 --Mr. Ted Wyatt would like to appear before the Board with a preliminary proposal for the reconstruction of his building at 505 University Drive. We have asked Mr. Wyatt to bring preliminary drawings at the night of the meeting. He does not expect formal action at this time. Box 9960 College Station, Texas 77840 Gentle men: This letter of request is presented to the Zoning Board of Adjust ment for a building permit for the completion and modifi- cation of Holiday Mobile Horne Park located at 201 West Loop West, College Station, Texas . The subject Park was annexed to the city after the park was built and is now subject to a non-conforming use provision as provided for by Section 4-C-4, Ord . 850. · The Park was designed to provide for three travel trailers or campers as depicted on attached plat of the Park as space A, B, C. Space number 20 was not constructed due to a required sewage treatment plant that was located in that space until the new sewer trunk line was provided by the city about a year ago. The treatment plant has now been removed . The owner's desire to co mplete the park due to the present demand for housing in the area. The completion will require two sewer connection modification (two connections are presently available), three electric service poles, four water taps on lines owned by the park, four gas service outlets and required concrete parking pads . If some unique circumstance r e nders a full d e sign impractical, and if the Board consents, the ap p e al ma y be based on a decision rendered in writing by the Building Official in reply to the applicant's written inquiry as to the effect o f a particular z oning r e quirement on a proposed plan. A c omplete applic a tion for varianc e must also be filed along with any drawings or d a ta necessary to show the nature and extent of the varianc~. (2) There will be no it e m placed on the Board agenda nor any notice published until all of the materials mentioned above are complete and in hand. We provide no materials to the Board in support of a variance except that which we receive from the applicant and can r e produ c e in-house (8 1/2 x 14 ma x size, line work). (3) Appli c ation; page (1) (a) The building dep a rtment will fill in th e date of the hearing and the date of notification . (b) The applicant will fill out the rest of the form. (c) Owners within 200 feet ma y be determined by scale from the 1";100 ' scal e street map series on file in our office. Owners whose property in any part falls within the 200 f oot distance should be listed. Measurement starts from the property line o f the lot or tract in qu e stion, or, if th e tract is bound e d by a street, from the opposit e side of the street. (d) The names and addresses must be as they appe a r on City tax rolls , even if they are wrong or out of date. (4) Application; page (2) (a) The building department will assist you in finding the zoning of the tract, identifying the section of the ordinance and specifying th e variation. (b) The remaining three section address themselves to the three findings that the Board must make in order to grant a variance. If the Board cannot agree with any on e o f the se, they will not be able to grant the variance . (c) The application will be sent to th e Building Official, City Engineer and F i re Marshal for comm e nt on any facts within their knowledge which may b e ar on the ca s e . (5) Notice of the hearing will b e publish e d on the Wednesday pre ceeding the meeting and will be ma iled by the building department to the owners within 200 feet . The complete application must be r e ceived by the clos e of busines s on the Monda y preceeding the date o f publication in order for us to meet the publisher's deadline. (6) Should a ny person d e sire to appeal a de c ision of th e Bo a rd, he should so state a f ter the conclusion of the hearing .. Th e chairman wi l l complet e ·. his statement of findings which will constitute filing of the dec is ion . Minutes of the meeting, subject to approval of the Board, will be prepared by the close of business on the following day . A duplicate tape of th e proceedings will be mad e a vailable to the appellant's attorney upon reque st and upon receipt of compensation f or the 120 minute cassettes used for the duplication. No tran script is made of the hearings.
