The sanitary sewer has been prepared in general conformance with the requireme, nts of College Station and TxDOT. The purpose of the report is to verify adequate capacity of the proposed sanitary sewer line tor the drainage area discharging into the system for the commercial development. The sanitary sewer analysis consists of a narrative plan with exhibits included in the appendices. PROJECT DESCRIPTION Location and Outfat Information The site ia located at approximately Latitude 30"38'01^N and Longitude 90 determined using the USGS map in the Wellborn SE Quadrangle Brazos County, Texas. The site siopes to tho west and northwest of the property, Existing Conditions The site of the project is Iocated approximately just north of tho west corner 01 tho intersection of Highway 6 and Highway 40 in Gotege Station, Texas. Proposed Site Conditions Proposed developmen conssts of a commercaI retai shops with associated parking, drives, sidewaik, and andscapng. The public infrastructure being constructed along Private Drive "A" consists of now water mains and pubhc santary sewer systems. The public sanitary sewer wiU be connected to an existing manhole with a 10" PVC sanitary sewer system located north of the existing roundabout. The new sanitary sewer extension wifl extend to the oast and south along private drive A with Iatera lines stubbed for future Iots on the north and south portion of Drive A with a primary purposo to serve Lots 7, 8, & 9 for this phase. SANITARY SEWER ANALYSIS Existing Analysis The existing sanitary sewer manhole approximately 200 feet north side of the round-about which is the point of connection coflecting approxirnately 72.8 +1- acros of commercial development. The existing 10" PVC sanitary sewer system north of the round-about has a maximum peak hourly flow of 7.76x10A5gpd or 1.20cfs and slopes to the northwest along Arrington Road. Proposed Analysis The proposed sanitary sewer drainage area discharging to the existing system is analyzed below: A=72.8 acres Cupdm=30 pemons/acna Retail=25gpd/person Design (O" PVC) ~> [>^ ,r, O Peak *ou* Flow } O* 218.400gpdor0.34ofo Sanitary Sewer Re_port Tower Point infrastructure Development Lots 7. 8, and Page The proposed capacity and velocity calculations are provided in the appendix for the sanitary sewer extension along Drive A and B. FUTURE DEVELOPMENT The sanitary sewer for the future development to the north of Private Drive "A" will be designed and submitted to the city for approval as lots are developed for each phase. CONCLUSION The existing sanitary sewer system has adequate capacity to handle the new sanitary sewer flows discharging to the existing system at the connection point located north of the existing round-about.
